[Financial News] Near PyeongtaekJije Station, about 20 minutes from Suseo Station, and roughly 5 km in a straight line from Samsung Electronics Pyeongtaek Campus, a large branded complex is set to enter Pyeongtaek’s apartment subscription market with prices below 700 million won for units with 84m2 of exclusive floor area. The development is Hanwha Forena Jije Station, marketed on the strength of PyeongtaekJije Station’s transport links and demand from Samsung employees.
On the afternoon of the 6th, the Hanwha Forena Jije Station model home in Segyo-dong, Pyeongtaek, Gyeonggi Province, saw a steady stream of visitors despite it being a weekday afternoon. Families of all ages came to view the site, from young couples in their 30s and 40s carrying small children to older visitors. A line had formed outdoors, and the parking lot was full.
Around the scale model on the first floor of the model home, prospective buyers examined the locations and routes for each unit type. The center of the complex will feature resident exercise facilities, a daycare center, a sunken plaza, a kids’ ground and a children’s playground. A sales representative explained, “Low-rise neighborhood commercial buildings will be built directly in front of the complex, so some parts of the development will have unobstructed views,” adding, “Glass railings will also be provided at no extra cost to create a sense of openness.”
Hanwha Forena Jije Station is a large branded complex of 1,098 units being built on a site around Lot 725, Segyo-dong, Pyeongtaek, Gyeonggi Province. It will have two basement levels and up to 27 floors above ground across 12 buildings. Its proximity to PyeongtaekJije Station is considered a major advantage. The station is served by Seoul Subway Line 1 and KTX, and projects to extend the GTX-A and GTX-C lines to Pyeongtaek are being pursued. The location is also an advantage, with Samsung Electronics commuter shuttle buses serving the area—a so-called “shuttle-bus zone.”
The reporter made the trip and found that it took about 50 minutes to get from Gangnam Station to the complex, excluding time spent waiting to transfer between trains. A sales representative explained, “There is also discussion of running buses from Jije Station to the complex to make things more convenient for residents after they move in.”

The second floor of the model home has three show units: the exclusive 84m2A and 84m2B types, and the 116m2 type. The feature that drew the most interest was the “circular pantry,” which connects the entrance to the kitchen and hallway. Unlike conventional enclosed storage spaces, its layout takes movement routes into account to make better use of the space, allowing residents to put away groceries and food ingredients as soon as they get home from shopping.
Visitors who looked at the circular pantry agreed that it “looks spacious for an 84m2 unit” and that “the interior layout is unusual.” A visitor in their 60s from Anyang, identified as A, said, “I came planning to apply for a unit,” adding, “I like that there’s a separate storage space, which makes the kitchen seem larger.”
The complex comprises 452 units of 84m2A, 208 of 84m2B, 168 of 84m2C, 122 of 84m2D and 148 of 116m2. A total of 950 units—about 86.5% of the development—have 84m2 of exclusive floor area, a size popular with end-user homebuyers. Visitors that day were indeed looking closely at the units with a view to living there themselves. B, who was viewing the 84m2B type, said, “The living room and kitchen are open to each other, so it feels spacious,” adding, “I’m thinking about the layout while considering the optional features.”
