[Financial News] JR Global REIT has unveiled a final revised plan to repay all of its debt principal and interest by the end of 2028. Accepting creditor oversight of its repayment efforts, the company is making a last-ditch effort to persuade creditors to let it exit the Autonomous Restructuring Support (ARS) program. However, securing the funds for repayment and winning creditors’ approval are seen as key to normalizing the company’s operations.
According to investment banking (IB) industry sources on the 6th, JR Global REIT finalized a revised repayment plan after consulting with stakeholders, including institutional creditors, and secured board approval. The revised plan retains the existing schedule of repaying 40% of total debt by the end of 2027, while requiring the remaining 60% to be repaid in full by the end of 2028. The aim is to reduce uncertainty for creditors by clarifying when all principal and interest will be repaid.
In particular, the company will establish a ‘Repayment Plan Implementation Monitoring Committee’ to review repayment progress jointly with creditors. The plan is to build confidence in the repayment schedule by sharing key updates with shareholders as well as creditors.
The key issue going forward is whether the company can secure the funds needed for repayment. The main sources it has disclosed include refinancing through overseas refinancing and domestic bond issuance, asset sales, and paid-in capital increases. The actual pace of repayment could vary depending on future funding conditions and whether the company is able to sell its assets.
Meanwhile, the bondholders’ meeting will be held on December 2. Postponed from its original schedule, the meeting is expected to see creditors holding four tranches of publicly offered bonds vote on changes to bondholders’ rights and the terms of issuance. If the revised plan passes and receives court approval, the company is expected to move closer to exiting ARS and normalizing its operations.
The IB industry sees the key to the revised plan as winning creditors’ trust, rather than the repayment schedule itself. One source in the IB industry pointed out, “Creditors are asking not only for a promise of full repayment, but also for the ability to secure actual cash through refinancing and asset sales.”
A representative of JR Global REIT emphasized, “We determined that exiting ARS would be best for all stakeholders,” adding, “We will faithfully carry out the repayment plan and work to normalize the company’s operations and restore investor confidence.”
