[Financial News] This year, 29 of the 30 apartment complexes nationwide with the highest subscription competition rates were found to be in so-called “school-adjacent” locations, close to schools.
On the 5th, real estate research firm RealToday analyzed data from the Korea Real Estate Board’s (KREB) Cheongyak Home platform and found that 29 of the 30 complexes with the highest average first-priority subscription competition rates from January 1 through October 30 this year were located near schools.
One example is Hauterre Banpo, offered for sale in Seoul’s Seocho District. Located near Wonchon Elementary and Middle Schools, Cheongdam High School and Banpo High School, it recorded an average first-priority competition rate of 710.23 to 1.
Similar cases were seen outside the capital region. Beomeo Station Park Dream Diar in Suseong-gu, Daegu, recorded an average competition rate of 101.48 to 1, with Daegu Dongil Elementary School, Daegu Dong Middle School and Daegu Namsan High School nearby. Elif Changwon in Changwon, South Gyeongsang Province, also closed first-priority applications at an average rate of 27.37 to 1, with Myeongdo Elementary School, Changwon Middle School and Myeonggok High School nearby.
Complexes near schools are considered attractive to households with school-age children because they can reduce commuting time and the burden of getting around. A safe route to school that does not require crossing busy roads can be an even more attractive residential feature for households with young children.
A RealToday representative said, “Complexes with particularly strong demand from owner-occupiers may see relatively brisk transactions and benefit from positive effects on market prices,” adding, “End-user buyers with school-age children may want to first consider complexes with safe walk-to-school routes.”
Meanwhile, new apartment complexes near schools are set to be offered for sale this month in the Seoul metropolitan area and other regions.
