According to Real Estate R114 on the 4th, the average first-priority subscription competition rate for apartments in Sejong was 14.21 to 1 from January last year through September this year. It was the second-highest nationwide after Seoul’s 107.14 to 1, and about 2.5 times the national average of 5.67 to 1.
Three complexes supplied in Living Area 5 led subscription results. Sejong 5-1 Yangwoo Naeanae Aspen recorded a competition rate of 12.04 to 1, Elif Sejong Smart City 13.31 to 1, and Sejong Woomi Lynn Center Park 17.71 to 1. A total of 10,404 first-priority applications were submitted for 732 units, and contracts were completed for all three complexes.
In last month’s non-priority subscription for Sejong Woomi Lynn Center Park, 640 applications came in for five units, resulting in an average competition rate of 128 to 1.
Living Area 5-1, where further supply is planned, is a national smart city pilot district in the Hapgang-dong area. Sejong Smart City, involving LH, Sejong City and private companies, is carrying out the project, with about 3 trillion won to be invested in the approximately 340,000-sq-m flagship district.
Smart services, including car sharing, autonomous driving, demand-responsive transport (DRT), and everyday and patrol robots, are set to be introduced in stages. The plan is to build an AI data hub, an Internet of Things (IoT) network and a cybersecurity system, and connect services through an integrated app.
Against this backdrop, BS Hanyang will supply 2,191 apartments at Sejong Smart City L Sujain this month. The complex will be built on Blocks L6, L7, L8 and L11 in the flagship district. It will comprise 2,191 apartments and 125 officetel units; all the apartments will have an exclusive floor area of 84 sq m.
Sites for a kindergarten and planned elementary, middle and high schools are located near the complex, and medical, commercial and office facilities are also planned. The Geum River and Miho River are nearby, and parks and green spaces are also set to be developed within the neighborhood.
