[Financial News] Apartment prices in the Seoul metropolitan area are rising, particularly around hubs for advanced industries such as semiconductors and artificial intelligence (AI). Growing expectations of job creation from large-scale corporate investment and the development of industrial complexes are also drawing interest to new residential developments nearby.
According to the Korea Real Estate Board, the 10 areas in Gyeonggi Province with the largest increases in apartment sales price indices from September last year to September this year were Seongnam, Gwangmyeong-si, Hanam, Anyang, Yongin, Guri, Suwon, Hwaseong, Uiwang and Gunpo.
Seongnam recorded the largest increase in the sales price index, followed by Gwangmyeong-si (18.52 points), Hanam (15.8 points), Anyang (14.43 points), Yongin (13.37 points), Guri (12.98 points), Suwon (11.61 points), and Hwaseong and Uiwang (11.27 points each).
Six of these areas are home to companies in advanced industries such as semiconductors and AI, or are seeing large-scale investment projects. In fact, some apartments near advanced-industry hubs have recently sold for record prices.
According to actual transaction data from the Ministry of Land, Infrastructure and Transport, a 59-square-meter unit in Botdeul Maeul Complex 3 in Sampyeong-dong, Bundang-gu, Seongnam, where Pangyo New Town is located, sold for 1.95 billion won in August. That was 400 million won more than the 1.55 billion won it fetched in August last year.
A price increase was also confirmed in Hwaseong, home to Samsung Electronics’ Hwaseong Campus. An 84-square-meter unit in Sibeom Hanbit Maeul Hanwha Kkumegreen in Bansong-dong, Dongtan-gu, sold for 1.1 billion won last month. That is 370 million won more than its transaction price of 730 million won in October last year.
Monthly rents are also trending upward. According to Korea Real Estate, the apartment rent index in Seongnam rose for 42 consecutive months, from April 2023 through September this year. Rents have also continued to climb in the Dongtan New Town area of Hwaseong.
Meanwhile, new apartment developments continue to be supplied around semiconductor industrial complexes.
Raon Construction plans to launch sales this December at Yongin Semiconductor Cluster Raon Private Park One, located on Block D2 of the Yongin Semiconductor Cluster General Industrial Complex in Wonsam-myeon, Cheoin-gu, Yongin, Gyeonggi Province. The development will comprise 564 units, with exclusive-use areas of 59 and 84 square meters, across seven buildings ranging from two basement levels to 20 above-ground floors. The Wonsam-myeon area where the complex is being built is being developed with industrial and residential functions centered around SK hynix.
Hanwha Corporation E&C Division will offer Hanwha Forena Jije Station this month in Segyo-dong, Pyeongtaek, Gyeonggi Province. The development will comprise 1,098 units with exclusive-use areas of 84 to 116 square meters.
