[Financial News] A residential complex reaching up to 40 stories is set to be built near Ulsan Station.
According to Hyundai Engineering Co., Ltd. on the 3rd, the complex will be built in the area around Sinhwa-ri, Samnam-eup, Ulju County, with three basement levels and up to 40 stories above ground, across five buildings, totaling 734 units. All 436 apartments will have an exclusive floor area of 84 sq. m. and will be divided into four types: A (148 units), B (74), C (148) and D (66). The 298 residential officetel units will all be mid- to large-sized, with exclusive floor areas of 110–119 sq. m.: 76 units of 112 sq. m. Type A, 38 of 110 sq. m. Type B, 76 of 119 sq. m. Type C, 72 of 113 sq. m. Type D, and 36 of 114 sq. m. Type E.
One transportation advantage is its proximity to Ulsan Station. The Busan–Yangsan–Ulsan Metropolitan Railway, which will be centered on Ulsan Station, passed a preliminary feasibility study in July last year and is targeted to open in 2031. Once open, it is expected to create a wider regional living area linking Ulsan, Yangsan and Busan and make travel between cities in the southeastern region faster. A road linking Samdong and Ulsan Station is also being pursued with a target opening in 2031, while a preliminary feasibility study is underway for the Southeastern Circular Metropolitan Railway linking Ulsan Station, Mulgeum and Gimhae, with a target opening in 2036.
Development in western Ulsan is also gathering pace. New On City, a specialized mixed-use complex planned to comprise about 11,000 households, is being developed in the Ulsan Station area. Planned as a self-sufficient city with industrial, commercial and public facilities as well as housing, it is expected to attract hydrogen and secondary-battery research centers and companies in advanced AI industries. The first tranche of industrial land offered for sale sold out last May. The Ulsan Free Economic Zone (R&D Business Valley) and the Ulsan Urban Convergence Special Zone project are also underway. It takes around 10 minutes by car from the complex to Bancheon General Industrial Complex, UNIST (Ulsan National Institute of Science and Technology) and Samsung SDI Co., Ltd. In July, Samsung SDI said it would invest about 16 trillion won in its Ulsan site by 2040 to establish a mass-production hub for next-generation batteries, including all-solid-state, LFP and sodium batteries.
Views of the Taehwa River and Mount Muhak are available from all but some units, and there are riverside walking paths and bicycle paths along the Taehwa River nearby. The design was developed with the participation of the Danish global architectural design group Urban Agency.
A sales representative said, “As Ulsan’s new downtown takes shape around Ulsan Station, expectations continue for a complex that offers views of the Taehwa River and bears the Hillstate brand, with buildings reaching up to 40 stories. We will do our utmost to present a landmark complex where people can experience the changes in the Ulsan Station area.”
