[Financial News] The housing subscription market is seeing growing interest in locations that offer proximity to both workplaces and homes, with clusters of companies and public institutions nearby. This is particularly evident outside the Seoul metropolitan area, where housing demand is forming around employment hubs and complexes near major companies and public institutions are achieving relatively strong subscription results.
According to RealToday, a real estate research firm, on the 3rd, all eight regional complexes among those newly offered for sale from January to September this year that successfully closed at the first-priority subscription stage were located near major companies or public institutions.
The highest competition rate was recorded at Beomeo Station Park Dream The R in Suseong-gu, Daegu. The complex, located near major administrative and legal institutions such as the Daegu District Court and the Daegu District Prosecutors' Office, recorded an average competition rate of 101.48 to 1.
In Changwon, South Gyeongsang Province, Elif Changwon, located near the Changwon National Industrial Complex, Charyong Complex and Masan Free Trade Zone, posted an average competition rate of 27.37 to 1. Sejong Umi Lynn Center Park in Sejong City, home to central government agencies including Government Complex Sejong, recorded an average of 17.71 to 1.
However, being near employment hubs alone does not guarantee strong subscription demand or rising home prices. Housing preferences for individual complexes may vary depending on the number of workers, actual commuting distances, the volume of new supply and sale prices.
A RealToday representative said, "The fact that a major company or public institution has moved in does not mean every nearby apartment benefits equally. Housing preferences can vary depending on the number of people actually working there, the potential for additional hiring and ease of travel to business districts, so it is important to carefully assess the location of each complex."
Meanwhile, new apartments are scheduled to go on sale this month near major industrial and administrative facilities in Busan, Iksan in Jeonbuk State, Sejong and Ulsan.
In Busan, Hoban Construction will offer Hoban Summit Choryang in and around 659 Choryang 3-dong, Dong-gu. Developed through the Choryang 3 District redevelopment project, the complex will comprise five buildings, with three basement levels and up to 24 floors above ground, and a total of 432 homes. Of these, 236 homes with exclusive-use areas of 59, 70 and 84 square meters are scheduled for general sale.
The Choryang-dong area where the complex is being built is undergoing the Busan North Port redevelopment project. After the Ministry of Oceans and Fisheries moved to Busan last year, HMM, South Korea's largest container shipping company, also began operating its headquarters from a temporary office in Busan last month. The company is also pursuing plans to build a new headquarters at North Port, raising expectations that an influx of workers will expand nearby housing demand.
In Iksan, Jeonbuk State, Doosan Engineering & Construction will introduce Doosan We've Trezium Iksan, a reconstruction of Segyeong 1st Apartment in Dongsan-dong. The complex will comprise six buildings, with two basement levels and up to 27 floors above ground, and a total of 591 homes. Of these, 251 homes with exclusive-use areas of 59 and 84 square meters will be offered for general sale.
The site offers convenient access to major industrial facilities, including Iksan National Industrial Complex No. 1 and Iksan General Industrial Complex No. 2. In particular, last September, areas around the Saemangeum, Iksan and Wanju industrial complexes in Jeonbuk were designated by the government as a specialized cluster for semiconductor materials and chemical-related materials, parts and equipment, and efforts are underway to foster the related industries.
In Sejong, BS Hanyang will offer Sejong Smart City L Sujain in the 5-1 Living Zone of Habgang-dong. The project will comprise a total of 2,316 homes, including 2,191 apartments with exclusive-use areas of 84 square meters and 125 officetel units in Blocks L6, L7, L8 and L11.
The 5-1 Living Zone is a national smart city pilot project, where a residential-focused Smart Living Zone and an Innovation Venture Startup Zone with commercial and business facilities are being developed together. Plans are also underway to build the President's Sejong office and the National Assembly Sejong Complex and to relocate additional central government agencies, with administrative and business functions expected to expand in the future.
In Ulsan, Seohan is scheduled to offer Hwajeong 1 District Arel in and around 12-6 Hwajeong-dong, Dong-gu. The complex will comprise eight buildings, with three basement levels and up to 24 floors above ground, and a total of 802 homes with exclusive-use areas ranging from 59 to 101 square meters. Residents will have access to major industrial facilities in Dong-gu, including HD Hyundai Heavy Industries, as well as the Ulsan Metropolitan City Dong-gu Office and daily amenities in Jeonha-dong. The Hyundai Motor Ulsan Plant is also within driving distance.
