[Financial News] Seoul’s Nowon District is pursuing reconstruction of Sanggye Jugong Complexes 9 and 14, with up to 49 floors and a total of 7,112 homes.
According to Nowon District on the 3rd, Sanggye Jugong Complex 14 applied for an advisory review under the Rapid Integrated Planning program on October 12, and Complex 9 did so on October 23. The two complexes have drawn up a redevelopment plan to increase the number of homes from 5,095 to 7,112. If carried out as planned, the total will rise by 2,017 homes.
Completed in 1989, Sanggye Jugong Complex 14 covers 117,888.8 square meters around lot 626 in Sanggye-dong. The plan is to rebuild it from 26 buildings with up to 15 floors and 2,265 homes to 25 buildings with up to 49 floors and 3,329 homes. The consent rate among landowners and other rights holders is about 36%.
The redevelopment plan includes upgrading some Class 1 and Class 2 general residential areas to Class 3. It also calls for adjusting road alignments to improve land-use efficiency and securing public facilities such as parks.
A 1.2-fold easing of the floor-area ratio in station areas will also be applied. Accordingly, an additional 478 homes for general sale, 398 for public sale and 188 rental homes will be provided.
Sanggye Jugong Complex 9, covering 103,556.6 square meters around lot 670 in Sanggye-dong, was completed in 1988. The plan is to rebuild it from 25 buildings with up to 15 floors and 2,830 homes to 34 buildings with up to 47 floors and 3,783 homes. The consent rate among landowners and other rights holders is about 37%.
Complex 9 is also considering a 1.2-fold easing of the floor-area ratio in station areas. Of the 953 additional homes planned, 413 will be for general sale, 189 for public sale and 351 will be rental homes. The plan also includes securing a 11,349-square-meter park and public facilities related to roads and railways.
Reconstruction efforts for other aging apartment complexes are also picking up in Nowon District. Since August, approval has been granted to form committees to promote the establishment of residents’ associations for six complexes: Sanggye Boram, Hagye Miseong, Sanggye Jugong Complex 7, Junggye Jugong Complex 4, Sanggye Madeul Daelim and Hagye Hanshin Dongsung.
The district is holding preliminary consultations with relevant departments of the Seoul Metropolitan Government and related agencies to support the preparation of redevelopment plans for Sanggye Jugong Complexes 9 and 14. It plans to hold a Rapid Integrated Planning one-team meeting this month and actively support the development of the plans.
Nowon District Mayor Seo Jun-o said, “The applications by Sanggye Jugong Complexes 14 and 9 for advisory reviews under the Rapid Integrated Planning program are an example of reconstruction gaining momentum across Nowon,” and added, “I will work closely with the Seoul Metropolitan Government to remove obstacles to the projects and actively support swift and smooth improvements to the residential environment residents want.”
