[Financial News] A new public-sale apartment complex in Wangsuk District will go on sale next month.
a consortium of Korea Land and Housing Corporation (LH) and HANSHIN Engineering & Construction Co., Ltd. said on the 2nd that they would begin sales in November for Wangsuk Hanshin The Hue Centum, in Block A-17 of Wangsuk District, Jingeon-eup, Namyangju, Gyeonggi Province. The project was initially planned as a “New: Home Sharing Type (profit-sharing type),” but the switch to a standard public sale has drawn homebuyers’ attention.
The change in the supply method has significantly improved the benefits for buyers. Under the previous sharing-type housing model, buyers were required to sell their homes back to LH after the mandatory period of residence and share 30% of any gains or losses from the sale with the public sector. By contrast, although Wangsuk Hanshin The Hue Centum is subject to the price cap, buyers can resell their homes freely, as with ordinary housing, and keep all gains from increases in market value. The complex is therefore seen as an opportunity for home-seeking buyers who do not own a home.
The complex will comprise four buildings, with two basement levels and up to 29 floors above ground. All 379 homes will have an exclusive area of 59 square meters. The unit types will include 241 59m2A homes, 63 59m2B homes and 75 59m2C homes. Move-in is scheduled for July 2029.
Its excellent location is another strength. Wangsuk District in Namyangju, where the complex will be built, is a third-generation new town planned to have around 60,000 homes. The site is in a triple-line station area, within walking distance of the planned Wangsuk Station (working name), where the GTX-B Line, the Gangdong-Hanam-Namyangju Line (an extension of Line 9) and the Gyeongchun Line are set to intersect. Major roads, including the Capital Region First Ring Expressway and North Gansun Road, are also nearby, making travel to Seoul and around the Seoul metropolitan area convenient.
The area is also well served by everyday amenities, schools and natural surroundings. A large commercial and business district is planned across from the complex, and elementary and middle school sites are planned right next door, making it possible for children to walk to school. Residents will also be able to enjoy the riverside green space along Saneungcheon to the north and amenities in Dasan New City, including Hyundai Premium Outlet and Jeong Yak-yong Library. In addition, the Wangsuk High-Tech Industrial Complex, about 1.7 times the size of Pangyo First Techno Valley and planned to attract future industries such as biotechnology, AI and R&D, is set to be built south of the complex by 2032. It is expected to generate strong demand from people seeking to live close to work.
The design has also been tailored to maximize convenience for residents. A four-bay, slab-style layout that allows cross-ventilation will be used in 63.6% of the homes. Community amenities will include a sky lounge, guesthouse, fitness center and indoor golf practice range.
Applications will be submitted through Cheongyak Home, with separate rounds for special supply—newlyweds, first-time homebuyers, households with newborns, families with multiple children, people caring for elderly parents, and institution-recommended applicants—and general supply. Applicants must be members of a household with no home ownership and meet income and asset requirements. The model home will be located in Inchang-dong, Guri, Gyeonggi Province, and is scheduled to open in November.
