Regional First-Priority Housing Subscriptions: Top 5 Are Complexes with Elementary Schools and Prestigious School Districts ... “School Districts Are Unbeatable Outside Seoul, Too”

[Financial News] As more homebuyers make their children’s educational opportunities their top priority when choosing where to live, demand continues to rise for apartment complexes with elementary schools on their doorstep and those in prestigious school districts with well-established private academy hubs. Such developments are also showing clear strength in regional real estate markets, despite the relatively subdued conditions.
According to industry sources on the 2nd, all five complexes with the highest first-priority housing subscription competition rates in regional presale markets this year (January–October) were located near an elementary school within walking distance or in a prestigious school district.
The highest competition rate was recorded by Beomeo Station Park Dream Diar in Suseong-gu, Daegu, at an average of 101.48 to 1. Analysts say demand flocked to the development because it is close to Suseong-gu’s prestigious school district—including Dongdo Elementary and Middle Schools and Gyeongsin High School—and the Beomeo private academy district. Next were Jinju Panmun District Lake Summit Welga in Jinju, South Gyeongsang Province (34.95 to 1); Gold Class Signature in Jeonju, Jeonbuk State (34.65 to 1); Elif Changwon in Changwon, South Gyeongsang Province (27.37 to 1); and Elif Seongseong Lake Park 1BL in Cheonan, South Chungcheong Province (26.27 to 1). All are near elementary schools and have plans for a new one.
The school-district premium is also a major factor in regional home sales. According to actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT), Daemyeong Xi Grand City, which has Seongnam Elementary School on its grounds, recorded the most transactions in Daegu this year, with 487. In Ulsan, an 84-square-meter unit at Munsu-ro Artis in Sinjeong-dong, considered a prestigious school district, sold last August for 1.415 billion won—the highest price in Ulsan for a unit of comparable size. In Gwangju, South Jeolla Province, Bongseon 3-cha Hanguk Adelium, which offers access to prestigious school districts, is also driving local prices.
Against this backdrop, new developments in major regional school districts are also continuing to come to market in November. Busan’s Yeonsan Station Sujain Centrio is set to be offered for sale through the Sambo Apartment block housing redevelopment project in Yeonsan-dong, Yeonje District, Busan. The complex has Yeonseo Elementary School directly in front, making it an elementary-school-adjacent development, while Busan National University of Education Elementary School, Isabel Middle and High Schools, and the Sajik-dong private academy district are all within about a 10-minute reach. Of the development’s 335 units, 139 units with exclusive floor areas of 59, 74, or 84 square meters will be offered for general sale.
Cheonan’s The Sharp Cheonan Lake One is being brought to market by POSCO E&C in the Buseong 2 Urban Development District in Cheonan. Sites for elementary and middle schools are planned within walking distance, and the development is close to the Seongseong District private academy hub. It will be a large complex with 1,290 units, with exclusive floor areas ranging from 84 to 118 square meters.
Gumi Park One Desian & Hyeonggok Central Atera: Taeyoung Engineering & Construction will offer 1,355 units in Complex 1 for general sale, part of a 2,648-unit development in Doryang-dong, Gumi, near Munjang Elementary School, Gumi Middle School, and Gumi High School. Kumho Engineering & Construction Co., Ltd. will supply Hyeonggok Central Atera in Hyeonggok-dong, near Hyeongil Elementary School and Hyeonggok Middle School. The general sale will comprise 135 units with an exclusive floor area of 59 square meters.
