[Financial News] POSCO E&C is currently offering officetel units at The Sharp Osan Station Arc City in Block M1 of Segyo 2 District, Osan, Gyeonggi Province, with financial incentives and contracts that allow buyers to select their building and unit on a first-come, first-served basis.
According to the real estate industry on the 2nd, anyone aged 19 or older can participate in these first-come, first-served contracts, regardless of whether they have a housing subscription savings account, where they live, or whether they own a home. Buyers can choose their preferred building and unit without restrictions such as subscription-score requirements.
Earlier subscription rounds drew strong interest, recording an average competition ratio of 4.48 to 1 and a peak of 4.7 to 1. After applications to lease the 897 apartment units closed early, demand for the officetel units also came in at least four times the supply, leading to assessments that both the location and the product have been validated.
The favorable sales terms, which ease buyers’ financial burden, are particularly noteworthy. Buyers can sign a contract by paying just 5 million won as the first installment of the contract deposit, which totals 5% of the sale price; the remaining deposit can be paid within 15 days. In addition, the entire 60% interim payment is interest-free, allowing buyers to plan their finances with confidence and without loan-interest costs until move-in. There is also no restriction on reselling the presale rights.
The sale prices have also been set at a reasonable level. Units with an exclusive area of 84 square meters are priced in the low-to-mid 400 million won range, offering strong price competitiveness compared with nearby complexes farther from Osan Station on Seoul Subway Line 1. A nearby 59-square-meter unit at Jungheung S-Class Edupark sold for 475 million won in September. A new road connecting the complex to Osan Station is planned, which is expected to further improve access to the station.
The complex will comprise 90 units across 33 above-ground floors and is drawing attention as a potential new landmark in Segyo 2 District. Large-scale commercial facilities will also be built within the complex, putting everyday amenities just steps away. All units will have an exclusive area of 84 square meters, with ample storage including a master-bedroom dressing room; some 84-square-meter OA-type units will feature a four-bay, flat-plate layout, offering residential convenience on par with an apartment.
