[Financial News] Official contract signing for Hyangnam Station Grove Switzen, a large-scale residential complex being built in Hwaseong City, Gyeonggi Province, will continue through the 4th.
According to KCC E&C on the 2nd, the complex will comprise 933 homes with exclusive areas of 71–147 sq. m, across seven buildings rising from two basement levels to a maximum of 29 above-ground floors. It is being built around 404-2 Hagil-ri, Manse-gu, Hwaseong City. The supply price for an 84-sq.-m unit is in the mid-₩500 million range, and move-in is scheduled for June 2029.
The complex is about 100 m from Hagil Middle School and Hagil High School. Hwawon and Seobong elementary schools are also within walking distance. Residents can walk to Hwawon Elementary via Punggyeong Park, which covers about 43,194 sq. m and lies in front of the complex, without crossing a crosswalk. A central commercial district is also about 400 m away.
The complex will bring in the education brand Jongno M School and Jjaekkak Ageo, a childcare and education platform. Residents will receive tuition support for Jongno M School for two years, as well as access to dedicated bookings and discounts for Jjaekkak Ageo.
Transportation options include Hyangnam Station on the Seohae Line, Hyangnam-ro and Hagil-ro, and the Balan Interchange on the Seohaean Expressway. An extension of the Sinansan Line to Hyangnam is being pursued; if it opens as planned, residents are expected to be able to reach Yeouido without transferring in the 50-minute range.
The Hyangnam Pharmaceutical Industrial Complex and Balan Industrial Complex are nearby, and H-Techno Valley, covering about 736,000 sq. m, is being developed with completion targeted for 2028.
The design lowers the building coverage ratio to 12.43% and places the buildings primarily facing south. Depending on the home type, features include separated bathroom layouts, view-oriented glass railings and open balconies. A total of 5.65 km of walking paths will also connect the complex's interior and exterior.
There are about 1.5 parking spaces per household. Community facilities will include a golf practice range, sauna and fitness center, as well as the kids' club Grove Nest and the senior club Evergreen Lounge.
As the complex is in a non-regulated area, there is no mandatory residency period or restriction on winning another housing subscription, while resale is restricted for six months. The show home is located at 404-1 Hagil-ri, Manse-gu, Hwaseong City.
