DL E&C to offer e-Pyeonhansesang Centum River Luce this month; 259 homes for general sale

[Financial News] DL E&C Co., Ltd. will offer e-Pyeonhansesang Centum River Luce this month in Banyeo-dong, Haeundae District, Busan.
According to DL E&C Co., Ltd. on the 2nd, the complex will be built as part of the Banyeo 4 District housing reconstruction project in the area around 668-1 Banyeo-dong. It will comprise five buildings, with three basement levels and up to 36 floors above ground. Of the 536 homes in total, 259, with exclusive areas of 47–84 sq. m., will be offered for general sale. The general-sale units will comprise 46 homes of 47 sq. m., 36 of 59 sq. m. Type A, 84 of 59 sq. m. Type B, 19 of 84 sq. m. Type A, 32 of 84 sq. m. Type B and 42 of 84 sq. m. Type C.
Nearby, the Centum 2 District urban high-tech industrial complex is being developed with completion targeted for 2032. The project aims to attract advanced industries, including ICT, convergence components and materials, and video content, to 1.912 sq. km. spanning Banyeo, Bansong and Seokdae-dong. A special project to develop Myeongjang Park as a private park, covering about 780,000 sq. m., is also underway. The project is expected to create a park, sports facilities and a multipurpose community center, among other amenities.
The Suyeong-gang River and Okbongsan Mountain lie in front of and behind the complex, and some homes are expected to have views of them. Sameo Elementary School is within walking distance, and Geumsa Station on Busan Metro Line 4 is within a 600-meter radius. Won-dong IC and Suyeonggangbyeon-daero provide access to Centum City and other areas.
All home types with an exclusive area of 59 sq. m. or more will have a walk-in closet in the master bedroom, while 84-sq.-m. homes will have a pantry by the entrance. The complex will also feature C2 House, a lifestyle-customized design, and the Smart Clean & Care Solution.
Community facilities will include an indoor golf practice range, a screen golf room, a fitness center, a GX room, a kids’ lounge, a kids’ station and a lounge café. The landscaping will feature De Poem, with a central lawn plaza, De Poem Park, a resting area; Misty Foret, a woodland resting area; and a children’s playground, among other spaces.
The area also has a high proportion of older homes. According to Real Estate R114, 87.87% of apartments in Banyeo-dong were completed more than 10 years ago, exceeding the 73.69% figure for Busan as a whole. In the past five years, 452 apartments with exclusive areas of 60 sq. m. or less were supplied in Haeundae District, excluding rental units, accounting for 9.31% of the total.
The sales gallery is expected to be located near Myeongnyun Station on Busan Metro Line 1, in the area around 473-1 Oncheon-dong, Dongnae District.
