[Financial News] The Seongsu-dong area in Seongdong District, Seoul, will be transformed into a business hub centered on information technology (IT). Office and commercial facilities of up to 12 stories will be built on two sites in Seongsu-dong, alongside improvements to the surrounding area, including expanded public open spaces and pedestrian areas.
According to the Seoul Metropolitan Government on the 29th, at a meeting held the previous day, the delegated subcommittee of the 10th Urban and Architectural Joint Committee approved, as originally proposed and with conditions, respectively, the proposals for “Lot 315-58 and one other parcel in Seongsu-dong 2-ga, within the Seongsu Semi-Industrial Area District Unit Plan zone” and “a review of infrastructure adequacy for Lot 269-9.”
Lot 315-58 and one other parcel in Seongsu-dong 2-ga comprise a 2,112-square-meter site near Seongsu Station on Subway Line 2. Under the plan, office and retail facilities will be built, with eight basement levels and 12 aboveground floors.
Retail facilities will occupy the lower floors, with offices on the upper floors. The plan is to attract IT-related businesses, including application software development and supply.
In addition, about 390 square meters of public open space will be created on Yeonmujang 7-gil, which connects Seongsu Station and Yeonmujang-gil. It will be linked to a sidewalk-style front open space adjoining the road to widen the pedestrian area. Trees and rest areas will also be installed to provide pedestrians with space to relax.

Office and neighborhood facilities will also be built on the 2,809-square-meter Lot 269-9 in Seongsu-dong 2-ga, near Gyeongsu Elementary and Middle School. The project received a building permit in February this year for an office building with six basement levels and 10 aboveground floors. Under the revised plan, it will be raised by two floors to 12 aboveground floors, and neighborhood facilities will be added.
Neighborhood facilities will occupy the lower floors, with offices on the upper floors. As with the project near Seongsu Station, the plan is to expand IT-related office space by bringing in recommended businesses, such as application software development and supply.
The site will also include two public open spaces covering about 450 square meters in total. They will be connected to adjacent development sites without fences so pedestrians can move freely, and trees and building canopies will provide shaded areas.
A clear sidewalk width of 2 meters will be secured on Ttukseom-ro 17-gil and Ttukseom-ro 17ga-gil using sidewalk-style front open spaces and other measures. A new sidewalk will also be built behind Gyeongsu Middle School to improve students’ journeys to and from school.
Improvements to infrastructure, including the sewer system, will also be carried out. After reviewing six areas at the two project sites—roads, parking lots, parks, green spaces, water supply and sewerage—the Seoul Metropolitan Government determined that improvements were needed to parks and green spaces, as well as sewerage.
Near Seongsu Station, about 87 meters of aging sewer pipes on Seongsuil-ro 6-gil and Yeonmujang 7-gil will be replaced. About 155 meters of nearby sewer pipes near Gyeongsu Elementary and Middle School will also be replaced and expanded. The two projects will upgrade a total of 242 meters of sewer pipes.
Rainwater storage facilities will also be installed to prepare for torrential rain. The plan calls for capacity of 70 metric tons at the site near Seongsu Station and 90 metric tons at the site near Gyeongsu Elementary and Middle School, for a total storage capacity of 160 metric tons.
Kim Chang-gyu, head of the Seoul Metropolitan Government’s Urban Space Headquarters, said, “This plan combines expanding IT office space with improving the shaded pedestrian environment,” adding, “By creating public open spaces connected to adjacent sites and upgrading infrastructure, we will work to create a pleasant business environment and safe pedestrian spaces throughout Seongsu-dong.”
