Korea Land Trust said on the 28th that it had signed a business agreement with Gansam Architecture and begun identifying new sites for urban complex development projects and strengthening its early-stage design capabilities.
The agreement was established to proactively secure specialized design expertise from the early stages of urban complex development projects, improve the quality of development plans, and lay the groundwork for swift and systematic project implementation.
Its partner, Gansam Architecture, is a specialized design firm with extensive experience in large-scale mixed-use development and urban-space projects in South Korea, including Paradise City in Incheon, LG Sciencepark, and Shinnae Compact City. A Gansam Architecture representative said, "We expect this agreement to generate significant synergy by combining our specialized design capabilities with Korea Land Trust's solid expertise in real estate development."
The two companies plan to actively identify promising sites for urban complex development projects while setting a systematic development direction from the early stages to reduce permitting risks and maximize project quality.
Urban complex development projects, which are newly being pursued under a law that took effect last year, depend heavily on developers with specialized development and operational capabilities. Korea Land Trust, which has the largest number of urban renewal specialists among real estate trust companies, is participating as a project agent and project implementer at 40 sites nationwide, covering approximately 45,000 households as of the second quarter of this year, and is making its mark on major projects in the Seoul metropolitan area.
Urban complex development projects are currently at a stage where local governments are revising follow-up regulations, including ordinances, following the law's implementation in February 2025. The Seoul Metropolitan Government is discussing detailed operating standards, while Busan is nearing finalization after publicly announcing a draft of its operating standards last August.
A Korea Land Trust representative stressed, "Success in urban complex development projects depends as much on managing permitting risks and coordinating stakeholders as on moving quickly. We will bring all the development and management capabilities we have built up to ensure stable and successful project implementation."
