[Financial News] Residential complexes that turn their top floors into community spaces are drawing attention. A feature once seen only in Seoul’s Gangnam area, the Seoul metropolitan area and some major regional cities is now spreading to smaller cities across the country.
According to the real estate industry on the 28th, complexes with specialized top-floor community amenities are popular in the housing subscription market.
Acro Seocho, offered in Seocho-dong, Seocho-gu, Seoul, in April this year, received 32,973 applications for 30 units in the first-priority subscription round, posting an average competition ratio of 1,099.1 to 1. The complex features a sky lounge and a sky guesthouse, among other amenities.
The regional presale market is seeing the same trend. Changwon Xi The Sky, offered in Jungang-dong, Seongsan District, Changwon City, South Gyeongsang Province, in the same month, recorded an average competition ratio of 6.7 to 1 in the first-priority subscription round. The complex has Club Cloud, a sky lounge exclusively for residents.
A premium has also emerged in the resale market. Chuncheon Central Tower Prugio, located in Onui-dong, Chuncheon, Gangwon Province, has facilities on the complex’s top floor, including a residents’ café designed as a sky lounge and meeting rooms. According to actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT), an 84-square-meter unit in the complex sold for 780 million won in July this year. That was about 55 million won more than the 725 million won it sold for earlier this year. An 84-square-meter unit at Sangmu Central Xi, which introduced a sky lounge on its top floor, in Ssangchon-dong, the West district of Jeonnam Gwangju City, also sold for 924 million won last July, gaining about 54 million won in three months.
That is why newly supplied complexes with community facilities are drawing attention this year. Dongbu Construction plans to launch sales of Namchuncheon Centerville in Hyoja-dong, Chuncheon, Gangwon State, in October. The complex will comprise 264 units with exclusive areas of 59 to 84 square meters, in a building rising from six basement levels to 39 above-ground floors. A sky lounge, gym and group exercise room are planned for the top floor.
GS Engineering & Construction will launch sales of Armuze Xi in Seongpo-dong, Sangnok-gu, Ansan, Gyeonggi Province, in November. The complex will comprise 1,354 units across six buildings, rising from six basement levels to a maximum of 49 above-ground floors. Its residents’ amenities will include a sauna, screen golf, a fitness center and a sky lounge, and it is also scheduled to offer lunch and dinner dining services.
IPARK Hyundai Development Company will offer IPARK Mudeungsan Sky Foret in Hak-dong, Dong-gu, Jeonnam-Gwangju Special Metropolitan City, in October. The complex will comprise 2,299 units with exclusive areas of 39 to 135 square meters across 19 buildings, rising from three basement levels to 29 above-ground floors. Community amenities include the Dual Sky Community, which offers views of Mudeungsan, and an indoor swimming pool open year-round.
