[Financial News] Another no-priority housing application for leftover units is coming up in Gwacheon, Gyeonggi Province, with the potential to yield a ₩1 billion gain over market prices. As the units are being resupplied following illegal activity, only household heads in Gwacheon who do not own a home may apply.
According to Cheongyak Home on the 28th, applications will be accepted on November 2 for two 59-square-meter exclusive-use units at Gwacheon D’etre Prestige, under construction in Block S2 of Gwacheon Knowledge Information Town. This round is being offered as a resupply following illegal activity. Both units are part of the general allocation, and eligibility is limited to household heads in Gwacheon who do not own a home.

The sale prices are ₩857.15 million for Unit 1501 in Building 202 and ₩840.35 million for Unit 2201 in Building 206. Move-in is scheduled for May 2027. There have been no transactions in presale rights because of restrictions on resale, among other factors. Nearby units of the same size at Raemian Shur are trading in the ₩1.8 billion range. A gain of about ₩1 billion is expected.
The payment schedule calls for a 20% down payment (10% at contract signing and another 10% within seven days), 60% in interim payments, and a 20% balance. The restriction on applying again after winning is 10 years, while the resale restriction is three years. A five-year residency requirement also applies. D’etre Prestige was the last complex supplied in Gwacheon Knowledge Information Town and was built by Daebang Construction Co., Ltd. It has 740 units across eight buildings, with three basement levels and up to 28 floors above ground. When applications opened in 2024, at least 100,000 people applied in the first-priority round, resulting in an average competition ratio of 228 to 1 and a peak of 706 to 1.

Gwacheon Knowledge Information Town continues to see jackpot-like opportunities to snap up leftover units across the Seoul metropolitan area. So far this year, four complexes have accepted applications for such units. Gwacheon D’etre Prestige previously held a no-priority housing application in April for six units. The special allocation—one unit under the category for those supporting elderly parents—received 60 applications, a ratio of 60 to 1. The general allocation of five units drew 3,251 applications, a ratio of 650.2 to 1.
