[Financial News] “Our goal in entering the Mokdong bidding contest is clear. We are driven by earnestness and urgency. We will establish a landmark in Mokdong and once again prove IPARK’s stature, and we will not stop there but expand as a brand into Seoul’s prime districts.”
IPARK Hyundai Development Company has formally entered the bidding for the redevelopment of the Mokdong New Town apartments in Mokdong, Yangcheon District, Seoul, unveiling the “Mokdong IPARK Lounge.” The Mokdong New Town redevelopment project is valued at a total of 30 trillion won and is underway across 14 complexes. Among them, IPARK Hyundai Development Company is pursuing an “Only One” strategy, concentrating its bidding efforts on Complex 11.
From the Mokdong IPARK Lounge set up in Guro-gu, Seoul, visitors could take in a sweeping view of Complex 11 on the morning of the 27th. Located directly in front of the complex, the lounge embodies both the “Only One” bidding strategy and its symbolic significance under the concept of “a space that completes Mokdong’s story and brings visitors face to face with the pinnacle of IPARK.”
The lounge comprises a reception zone, a presentation zone, a large-area map exhibition space, a content room and a cafeteria. On entering the reception zone, visitors were greeted by a red information desk, curved walls and a pattern evoking the HDC Group emblem. The brand exhibition space featured a video introducing IPARK Hyundai Development Company’s 50-year history.

The lounge features programs that engage all five senses. The content room drew the most attention. Mokdong is close to an airport and is therefore prone to aircraft noise. In response, the room is fitted with high-end windows that use a tightly compressed sealing system, allowing visitors to experience their soundproofing performance firsthand while actual aircraft noise is played.
“If soundproofing depended only on having good windows, that wouldn’t set us apart from other construction companies,” said Jang Hyun-wook, deputy general manager of the Urban Renewal Team. “With residents keeping their windows closed in mind, we also plan to propose ventilation systems, and we want to arrange the buildings to minimize the impact as much as possible, taking flight paths into account.”
Visitors can also use a 3D simulation to try changing the colors of the finishing materials. They touch a screen to choose their preferred flooring color, and a simulation video showing that choice is then played. A large ceramic-panel feature wall is also planned, allowing visitors to touch the materials themselves.
IPARK Hyundai Development Company is planning specialized designs that take into account the natural and geographical characteristics of Mokdong Complex 11. The complex is subject to height restrictions, and the presence of elementary, middle and high schools within its grounds limits how the buildings can be laid out. The company plans to turn these site constraints into a point of distinction by securing open views and a varied skyline. It also aims to make the complex a landmark gateway to Mokdong, drawing on its location at the starting point of the public pedestrian route connecting Gyenam Neighborhood Park to Mokdong Complexes 1–14.

The company also highlighted plans to improve the residential environment using AI. Together with its affiliate, HDC Labs Co., Ltd., it is considering applications in areas such as parking and air sensors. At the cafeteria, a robotic arm made 10 types of drinks and waved hello. The robot is planned for use in the community space.
The complex’s name will be based on IPARK, with a final decision to be made after reflecting the opinions of association members. The company is also considering proposing a separate brand depending on the project conditions and the direction of product differentiation. IPARK Hyundai Development Company previously proposed “The Line 330” as the complex name in the bidding for Area 1 in front of the Yongsan maintenance depot. “If we are selected as the construction company, the final brand name will be decided based on the owners’ opinions,” said Koh Sang-su, head of the Urban Renewal Team.
