[Financial News] Applications will be accepted for the first tenants of 4,663 newly built public rental housing units at 16 complexes nationwide by the end of the year, including 1,424 Happy Housing units in Gwacheon Knowledge Information Town.
According to Korea Land and Housing Corporation (LH) on the 27th, the units to be supplied in the fourth quarter are rental housing currently under construction. The Seoul metropolitan area accounts for more than three-quarters of the total, with 3,554 units across seven complexes. The sites in the region include Block S-12 of Gwacheon Knowledge Information Town (1,424 units), Block A-1 in the Guri Galmae Station area (609 units), and Blocks A1 (228 units) and A3 (218 units) in Uiwang Woram. Outside the capital region, 1,109 units across nine complexes will be supplied, including Chungbuk Innovation (300 units), Blocks A-2 (100 units) and A-3 (200 units) in Daegu Yeonho, and Goheung Doyang (150 units).
The largest single complex by number of units is the Happy Housing development in Block S-12 of Gwacheon Knowledge Information Town. The recruitment notice will be posted on the 28th. A station provisionally named Gwacheon Knowledge Information Town Station and the C Line of the Great Train eXpress (GTX) are planned for the district. Seoul Subway Line 4’s Indeogwon Station, the Second Gyeongin Expressway and Gwacheon-daero are also nearby, making travel to Seoul and other areas convenient.
The Happy Housing complex in Block A-1 of the Guri Galmae Station area (609 units), whose notice will also be posted that day, is a mixed development combining a Newlywed Hope Town with 1,182 public-sale units. It is about an 11-minute walk from Galmae Station on the Gyeongchun Line and about 15 minutes from Byeollae Station, where Seoul Subway Line 8 and the Gyeongchun Line intersect. Located between Guri Galmae District and Namyangju Byeollae New Town, it offers access to amenities in both areas. Applications will be accepted from November 10 to 12, and move-in is scheduled for September 2028.
Some complexes have already been announced. The Incheon Bupyeong Happy Housing complex (350 units), announced on the 19th, is near Bupyeong-gu Office Station, served by Line 7 and Incheon Subway Line 1. Applications will be accepted from November 2 to 4. The Busan Mora Integrated Public Rental Housing complex (94 units), announced on the 15th, is close to Mora Station, Seobu Bus Terminal and Gimhae International Airport, as well as Samnak Ecological Park and the Nakdong River. Applications will be accepted from the 28th to the 30th. Both complexes are scheduled for occupancy in February 2028. Recruitment is also taking place this month for the Gangwon Pyeongchang Jangpyeong Integrated Public Rental Housing complex (68 units).
In November, 446 Happy Housing units in Blocks A1 and A3 of Uiwang Woram Newlywed Hope Town and 300 job-linked Integrated Public Rental Housing units in Chungbuk Innovation will be supplied. Integrated Public Rental Housing, which accounts for about one-third of this supply, is a housing program that brings together public rental categories previously divided into permanent rental, national rental and Happy Housing. According to the Gyeonggi-do Housing Welfare Portal, households are eligible to apply under the general allocation if their average monthly income is no more than 150% of the median household income (170% for one-person households and 160% for two-person households). Rent is set at 35% to 90% of market rates, depending on income. Contracts are renewed every two years, and residents can stay for up to 30 years. The GTX-C line, planned to pass near the Gwacheon Knowledge Information Town complex, began construction on September 15. The 86.6-kilometer line will run from Deokjeong Station in Yangju, Gyeonggi Province, through Cheongnyangni, Samseong and Yangjae in Seoul, to Suwon and Sangnoksu stations.
