[Financial News] LOTTE Engineering & Construction Co., Ltd. will offer 'Seocho Lotte Castle Art Palace' in Seocho-dong, Seoul, this coming November. The price ceiling system will apply, and 60% of the units for general sale will be allocated by lottery. Move-in is scheduled for February 2027.
According to LOTTE Engineering & Construction Co., Ltd. on the 26th, the complex has been built on and around 1448-1 Seocho-dong, Seocho District, with five basement levels, up to 36 floors above ground, two buildings and a total of 835 units. Of these, 146 units with exclusive floor areas of 35–46 sq. m. are for general sale.
The unit types comprise 24 units of Type 35, 24 of Type 37A, 31 of Type 37B, 22 of Type 37C, 31 of Type 39 and 14 of Type 46.
Although the complex was developed under the Seoul Metropolitan Government's Youth Safe Housing program, the units being offered this time are regular apartments whose buyers hold ownership. Eligible applicants can apply through the Korea Real Estate Board's Cheongyak Home. Another feature is that applicants can inspect the completed complex and its surroundings before deciding whether to apply.
The units for general sale are all small homes with exclusive areas of 60 sq. m. or less, and 60% will be allocated by lottery. With relatively less pressure from competition based on points, the company expects the units to attract interest from one-to-three-person households, including young adults starting their careers and newlyweds.
Residents can use Nambu Bus Terminal Station on Seoul Subway Line 3. They can transfer to Line 2 at Gyodae Station, one stop away. Seoul Nambu Bus Terminal, Nambu Sunhwan-ro, Seocho Jungang-ro and the Seocho interchange on the Gyeongbu Expressway are also nearby.
Nearby are the business districts around Gangnam and Gyodae stations, as well as Seocho-dong's legal district. Residents can also access cultural and green spaces, including Seoul Arts Center, the National Gugak Center and Umyeonsan, as well as shopping and medical facilities in the Gangnam area.
The design focused on making more efficient use of space in small homes. Walk-in closets and pantries were included depending on the unit type, and basement storage units were provided. Community facilities include a fitness center, lounge café, cooking room, party room, and yoga and meditation rooms, along with lounge areas and meeting rooms on each floor.
An official involved in the offering said, "As a newly built small apartment in a prime location in Seocho-dong, it combines the price ceiling, a high proportion of lottery-based allocation and a quick move-in. We expect it to draw strong interest from young adults starting their careers and newlyweds looking to move into the Gangnam area."
