According to the real estate industry on the 26th, the 5-1 Living Area will be developed on a 2,744,000-square-meter site around Hapgang-dong, 6 km east of Government Complex Sejong.
A large-scale national project applying advanced technology across urban infrastructure, including transportation, healthcare, education and energy, it has a total budget of 3.1636 trillion won. The project is led by Sejong Smart City Co., Ltd., with Korea Land and Housing Corporation (LH), Sejong City and others participating.
The leading district consists of two pillars: residential and industrial.
The residential area, the “Smart Living Zone,” will feature everyday infrastructure such as an Internet of Things (IoT)-based integrated management system for smart homes and towns, as well as healthcare services. The “Innovation Venture Startup Zone” combines residential, commercial and office spaces. It will serve as a testbed for validating smart mobility, including autonomous driving, and data technologies in a real city.
Smart services such as car sharing, autonomous driving and demand-responsive mobility (DRT) are slated to be introduced in stages inside and outside the residential complex. Within the complex, service robots that assist with deliveries and luggage transport, as well as patrol robots, will be used. Elevator integration for robot deliveries is also planned.
Demand is also set to expand significantly. On the 13th, the Ministry of the Interior and Safety announced a plan to relocate 44 central government agencies from the Seoul metropolitan area to Sejong between 2027 and 2031, called the “Second Relocation Plan for Central Administrative Agencies.”
Twenty-seven agencies, including the Financial Services Commission and the Personal Information Protection Commission, which will use leased offices, are to relocate in stages starting next year. The remaining 17 are to build new offices and move in sequentially by 2031. Once the relocations are complete, a city of 400,000 people will gain a new workplace for a workforce of 10,000 civil servants.
That is why housing supply planned for Sejong is drawing attention. The first complex to go on sale in the leading district is Sejong Smart City L Sujain, which will be built on blocks L6, L7, L8 and L11 in the Smart Living Zone. It will comprise 2,191 apartment units and 125 officetel units. BS Hanyang will handle construction.
Prices are on the rise. According to the Korea Real Estate Board, apartment prices in Sejong rose 0.02% week on week in the second week of October (as of the 12th), returning to an upward trend. Over the same period, jeonse prices rose 0.24%, more than twice the previous week’s increase of 0.11%.
