[Financial News] In regional housing markets, “emerging residential areas” that combine large-scale housing complexes with new lifestyle infrastructure are rapidly becoming key residential hubs.
According to industry sources on the 23rd, emerging residential areas are characterized by more than just the supply of apartments: they systematically develop infrastructure such as roads, schools, commercial facilities and parks, forming complete communities. Their scarcity is especially highly valued in regional areas, which have more aging urban centers and relatively fewer new housing projects than the Seoul metropolitan area. As development gets underway in earnest, population inflows and infrastructure expansion go hand in hand, transforming these areas into leading residential hubs for their regions.
Emerging residential areas have delivered strong results in this year’s regional housing market. According to the Korea Real Estate Board’s Cheongyak Home, “Jinju Panmun District Lake Summit Welga,” which went on sale in October this year in the Panmun District of Jinju City, South Gyeongsang Province, drew 12,091 applicants for 346 units and sold out in the first-priority subscription round, with a high average competition ratio of 34.95 to 1. Earlier, “ELIF Seongseong Lake Park 1BL,” supplied in May through the Upseong 2 District urban development project in Cheonan, South Chungcheong Province, also posted an average first-priority competition ratio of 26.27 to 1.
Sale prices are also clearly on the rise. According to actual transaction data from the Ministry of Land, Infrastructure and Transport, an 84.96-square-meter unit at Forena Jeonju Eco City, in Eco City—one of Jeonju-si’s leading emerging residential areas—sold for KRW 840 million in September this year, setting a new record. An 84.78-square-meter unit at Changwon Jungdong Unicity Complex 4 in the Jungdong District of Changwon also sold for KRW 980 million in August this year, marking a gain of more than KRW 100 million from a year earlier.
Against this backdrop, major new housing complexes are set to go on sale this fall in prime locations within regional emerging residential areas, drawing the attention of prospective owner-occupiers.
In Naedong, a leading emerging residential area in Nonsan, South Chungcheong Province, new apartments will be supplied for the first time in about 10 years. HL D&I Halla and a consortium involving Daewoo Engineering & Construction, among others, plan to launch sales in November for “ELIF Nonsan The Edition” in Nonsan Naedong 3 District, with exclusive-use areas of 84 square meters and a total of 499 units. The complex is located in Nonsan’s central neighborhood and offers convenient access to regional transport links, including KTX Nonsan Station and the bus terminal. It is also well served by infrastructure, including government offices such as Nonsan City Hall, supermarkets and hospitals. Nonsan High School, Naedong Elementary School and Nonsan Girls’ Commercial High School are all within walking distance directly in front of the complex, making it a strong educational environment as well.
In and around Jangseong-dong, Seowon-gu, Cheongju, North Chungcheong Province, HL D&I Halla is set to launch “Shinbunpyeong EFIT The Way City” this month, with exclusive-use areas of 59 to 112 square meters and a total of 992 units. Large-scale urban development projects are continuing in the area, including Shinbunpyeong District, Bunpyeong 2 District and Bunpyeong-Mipyeong District. The area is expected to form one of Cheongju’s leading residential belts, with about 37,000 households in the future.
In Hwajeong-dong, Ulsan’s Dong District, Seohan will unveil “Hwajeong 1 District Arel” in November, with exclusive-use areas of 59 to 101 square meters and a total of 802 units. The complex is being developed as the first large-scale private-sector urban development project in Ulsan’s Dong District. Residents will have access to the extensive amenities in nearby Jeonha-dong, and the area offers high residential convenience, with numerous schools, including Mipo Elementary School, and a concentration of private academies.
