[Financial News] Over the past five years, medium- and large-sized homes with an exclusive floor area of more than 85 square meters accounted for just 12.8% of the apartments offered for sale nationwide. In particular, the share of medium- and large-sized units in Sejong, Ulsan and Gyeonggi was below 10%, raising expectations that the scarcity of such apartment complexes will come into sharper focus.
According to Real Estate R114 on the 21st, a total of 1,046,947 apartment units were offered for sale nationwide over the past five years (from 2022 to mid-October 2026). Of these, 133,511 had an exclusive floor area of more than 85 square meters, accounting for 12.8% of the total.
By region, Sejong had the lowest share of medium- and large-sized units among the country’s 17 metropolitan cities and provinces, at just 1.9%. Ulsan followed at 6.0% and Gyeonggi Province at 8.2%. The remaining 14 cities and provinces all recorded shares in the double digits.
Gyeonggi Province saw 371,884 apartment units offered for sale over the past five years, the largest supply of any region in the country, but the share of medium- and large-sized units was relatively low. Just 30,334 units had an exclusive floor area of more than 85 square meters, accounting for 8.2%. The remaining approximately 91.8% were units with an exclusive floor area of 85 square meters or less.
There were also wide differences among cities and counties within Gyeonggi Province. During the period surveyed, not a single unit with an exclusive floor area of more than 85 square meters was offered for sale in Hanam, Dongducheon or Pocheon. In Seongnam, too, the supply of medium- and large-sized units totaled 166, or just 1.12% of the total. The shares in Ansan and Namyangju were also just 2.23% and 2.24%, respectively.
By contrast, medium- and large-sized units accounted for 21.10% of all units offered for sale in Hwaseong. Suwon also had a high share, at 19.42%. Paju-si and Gimpo City recorded 12.91% and 11.58%, respectively, both above the Gyeonggi Province average.
This suggests that even within Gyeonggi Province, the opportunity to choose a medium- or large-sized home varied depending on the unit-size mix of the complexes offered for sale. Industry insiders believe that the limited supply of medium- and large-sized units even in areas such as Seongnam, Ansan and Namyangju, which have good access to Seoul or stable living conditions, will make their scarcity even more pronounced if such complexes are built in those areas in the future.
An industry insider said, “Medium- and large-sized units have high sale prices, making it relatively challenging to ensure a project is viable. In addition, as compact and efficient designs have become the trend in recent years, construction companies have clearly tended to focus their supply on small- and medium-sized units.” The insider added, “If new complexes focused on medium- and large-sized units are supplied in areas like these, pent-up demand is likely to converge on them, and they are likely to be recognized for their scarcity value.”
Meanwhile, new apartment supply is planned for the second half of this year in areas where the supply of medium- and large-sized units has been relatively limited.
