[Financial News] The first privately sold complex is set to be supplied in Gyeyang New Town, where development is progressing at the fastest pace among the third new towns.
Bando Construction said on the 21st that it will open model homes on the 23rd in Dodang-dong, Wonmi District, Bucheon, Gyeonggi Province, for 'Gyeyang New Town KAIV UBORA' and its branded commercial facility 'Sigan,' and begin sales in earnest.
Gyeyang New Town, which borders western Seoul, is being developed as a self-sufficient city on an approximately 3.35-million-square-meter site, with around 18,000 homes alongside schools, parks and other facilities. It is notable as the third new town expected to welcome residents first. The previous day, President Lee Jae-myung visited Gyeyang New Town to review the progress of its development. Lee said, “Ultimately, the measure of housing supply that people can feel is when they can move in,” and instructed relevant ministries to improve unnecessary regulations that are slowing progress, in order to bring forward the public housing land supply schedule, as well as move-in dates and the development of transportation infrastructure such as metropolitan buses.
The Gyeyang New Town KAIV UBORA complex now being offered will be built in the Incheon Gyeyang Public Housing District, across AC3 (614 units) and AC4 (496 units), as a mixed-use residential and commercial complex with two basement levels and up to 15 floors above ground. Units will have exclusive-use areas of 84–93 sq. m., with 1,110 units in total. The complex offers excellent access to Seoul. It is close to Bakchon Station on Incheon Subway Line 1, and residents can reach Gimpo Airport Station in just three stops by transferring to the Airport Railroad at Gyeyang Station. From there, they can transfer to Seoul Subway Lines 5 and 9 and the Seohae Line to commute easily to major business districts such as Magok and Yeouido. In addition, a new local bus service, Route 7701, connecting to Gyeyang Station is scheduled to begin operating on the 31st. Further transportation improvements are also in the works, including a new direct M bus service to the Gangnam area.
The area also offers excellent proximity between homes and workplaces. With the project plan approved for the nearby Gyeyang Techno Valley urban high-tech industrial complex (Gyeyang AX Park), spanning approximately 750,000 sq. m., the development will benefit from strong demand for housing in the surrounding area. It also offers a pleasant living environment, combining a “10-year safe school zone” near the planned kindergarten, elementary and middle school sites in front of the complex with green space about four times the size of Yeouido Park.
The homes feature unit-specific designs such as four-bay layouts, alpha rooms, large pantries and dressing rooms, as well as ample parking at 1.5 spaces per household and the premium community facility 'Annex Club.' The accompanying commercial facility, 'Sigan,' will be differentiated by block, with AC3 featuring a 'Premium Study Mall' focused on education and AC4 a 'Premium Medical Mall' focused on health care. Benefits are also planned, including direct operation of select retail units, master leasing and interest support for the contract deposit.
The subscription schedule begins with special-supply applications on November 2, followed by first-priority applications on November 3 and second-priority applications on November 4. Successful applicants will be announced for Block 3 on November 10 and Block 4 on November 11. Contract signing will take place from November 23 to 25. Move-in is scheduled for August 2029.
