[Financial News] A large new residential complex is set to be supplied in Sejong, where plans are underway to build the President’s Office in Sejong and the National Assembly Sejong Building and to relocate additional central government agencies. BS Hanyang plans to launch Sejong Smart City L Sujain, a 2,316-unit project, this November in the flagship district of the Smart City National Pilot City.
According to BS Hanyang on the 21st, the complex will be built on blocks L6, L7, L8 and L11 in Living Zone 5-1, Hapgang-dong, Sejong City. It will comprise 2,191 apartments, all with an exclusive floor area of 84 square meters, and 125 officetel units.
Population inflows are expected as Sejong expands its role as an administrative capital. The President’s Office in Sejong is being pursued with a target completion date of August 2029, while the National Assembly Sejong Building is targeted for completion in the second half of 2033. Under plans to relocate 44 additional central government agencies, 9,929 public officials are also expected to move in stages.
The housing market is seeing a decline in rental listings and rising jeonse prices. According to the Korea Real Estate Board, apartment jeonse prices in Sejong were up 4.46% from the end of last year as of the first week of October. Asil data show that listings for jeonse and monthly rentals fell by about 34%, from 1,421 at the beginning of the year to 939 in mid-October.
New housing supply is also limited. No move-ins are scheduled in Sejong City this year or next year, while 1,765 households are expected to move in in 2028. The share of homes in existing apartments in the Multifunctional Administrative City that are more than 10 years old is projected to rise from 35.8% last year to 54.9% in 2028.
Living Zone 5-1, where Sejong Smart City L Sujain will be built, is a smart-city national pilot district spanning about 2.744 million square meters. Smart services will be introduced in phases across various aspects of urban life, including transportation, healthcare and education. Plans include autonomous vehicles based on car sharing, an AI smart transportation system, service robots to assist with deliveries and baggage handling, and patrol robots.
Sites for kindergartens and elementary, middle and high schools have been designated around the complex, and medical, commercial and office facilities are also planned. The National Agency for Administrative City Construction and the Sejong City Office of Education are working toward opening a Science and Culture Center in 2029. The Geum River and Miho River are nearby, and parks, green spaces within the district and Hapho Seowon Historical Park are also planned.
