[Financial News] A residential officetel directly connected to Guro Digital Complex Station on Seoul Subway Line 2 will be offered on the site of BYC's former headquarters in Yeongdeungpo District, Seoul.
According to BYC Co., Ltd. on the 20th, the model home for GD Metro Tower, being built on and around the site at 1104-1, Daerim 2-dong, Yeongdeungpo District, Seoul, will open on the 23rd.
GD Metro Tower will comprise two buildings, A and B, with seven basement levels and up to 40 floors above ground. It will include a total of 1,095 residential officetel units, office space, neighborhood commercial facilities, and more. This time, 770 units in Building B will be offered.
Applications will be accepted over two days, from the 27th to the 28th. Winners will be announced on November 2, and contracts will be signed from the 5th to the 7th of the same month. The sales team says anyone aged 19 or older can apply without a housing subscription account, regardless of where they live.
The complex is in a prime location directly connected to an entrance of Guro Digital Complex Station on Subway Line 2. Nearby Nambu Beltway and Seobu Ganseon Road also provide access by car.
Plans are also underway to expand the rail network. A transfer station for the Sinansan Line is planned at Guro Digital Complex Station, which would expand rail access to places including Yeouido, Gwangmyeong, and Ansan once the line opens. The GTX-D line is also planned to pass through nearby Gasan Digital Complex station. However, the opening of the Sinansan Line and the GTX-D project could be affected by future implementation schedules.
The Nangok Line project, which would connect Boramae Park to Nanghyang-dong via Sindaebang Station, is also being pursued nearby. Results of a preliminary feasibility study are scheduled to be announced in December, but subsequent timelines may change depending on whether the project is approved.
The area also benefits from strong demand from nearby workers. Its proximity to G Valley, the Seoul Digital Industrial Complex, gives it a location close to workplaces. Spanning Guro-dong in Guro District and Gasan-dong in Geumcheon District, G Valley is a major industrial hub in southwestern Seoul, with clusters of companies focused on information technology (IT), software, and electrical and electronics industries.
The complex is also expected to benefit from urban renewal projects. Redevelopment, Moa Town, and Rapid Integrated Planning projects are underway around Guro Digital Complex and Sindaebang stations. Once completed, they are expected to renew aging residential areas and improve infrastructure, including roads.
Daily amenities are already in place nearby, including Emart, Hyundai Outlet's Gasan branch, Lotte Department Store's Gwanak branch, Daerim St. Mary's Hospital, and Kangnam Sacred Heart Hospital. Nearby schools include Yeonglim Elementary School and Daerim Middle School.
The project also stands out for its distinctive amenities. Facilities planned for the complex include a fitness center and golf practice range, as well as shared amenities such as guest rooms, a book café, a coin laundry, and meeting rooms. The design will also take views into account, particularly on the upper floors.
