[Financial News] A new apartment complex is set to be offered in the Yongin Semiconductor Cluster in Yongin, Gyeonggi Province, where SK hynix is pursuing investment totaling 600 trillion won.
According to Raon Construction on the 20th, sales will begin in December for Yongin Semiconductor Cluster Raon Private Park One, which is to be built on site D2BL in the cluster’s general industrial complex in Wonsam-myeon, Cheoin-gu, Yongin, Gyeonggi Province.
The complex will comprise seven buildings, with two basement levels and up to 20 floors above ground, and a total of 564 units. All units will be mid- to small-sized, with exclusive areas of 59 or 84 square meters.
Yongin Semiconductor Cluster Raon Private Park One is notable for its location close to semiconductor production facilities, offering convenient access between home and work. SK hynix’s advanced semiconductor production facilities and partner companies in materials, components and equipment are slated to move into the Yongin Semiconductor Cluster, and the development is expected to bring benefits.
SK hynix plans to invest a total of 600 trillion won in the Yongin Semiconductor Cluster by 2033. In addition, residential and commercial facilities, parks and other amenities are expected to be developed in phases, centered around the industrial facilities.
The area also has strong transport infrastructure. The South Yongin Interchange on the Sejong-Pocheon Expressway is nearby, enabling quick travel to Gangnam, Pangyo and Bundang, a new town district in Seongnam, South Korea. National Route 17 and Provincial Route 57, which pass through the Wonsam-myeon area, are also close by, making it convenient to reach nearby industrial complexes.
Further expansion of transport networks is also underway. A privately funded expressway is planned to connect Yanggam in Hwaseong to Iljuk in Anseong, passing through Namsa-eup and Wonsam-myeon in Yongin. The project, dubbed the “Semiconductor Expressway,” is being pursued with the aim of beginning construction in 2030. The Gyeonggi Southern East-West Transverse Line and an extension of the Gyeonggang Line are also in the works.
Wonsam Elementary School is located in front of the complex, and Wonsam Middle School is within walking distance. Nearby are the Wonsam-myeon Administrative Welfare Center, Wonsam Post Office and Nonghyup Hanaro Mart.
The specialized design is another standout feature. The plan minimizes vehicle traffic at ground level and includes a central lawn plaza. Resident facilities such as a Kids Station, childcare center, community childcare center and small library are also planned. Plans are also underway for a nearby community center with a library, public health center and swimming pool, as well as commercial facilities and a park.
Another feature is that the price ceiling system applies. The seller says that because Cheoin-gu, Yongin, is a non-regulated area, residents from anywhere in the country and existing homeowners can apply in the first-priority subscription round if they meet certain requirements, and no owner-occupancy requirement applies.
