[Financial News] A residential officetel in the old downtown area of Seongnam, Gyeonggi Province, is seeking buyers. Anyone aged 19 or older can apply, whether or not they have a housing subscription account or own a home. Hyundai Engineering will accept applications on the 20th for 189 units at Hillstate Seongnam Metroble, which is being built on the former Seongnam KT site in Dandae-dong, Sujeong-gu. A legal district is being planned on an adjoining site, to which the Suwon District Court Seongnam Branch and the Suwon District Prosecutors’ Office Seongnam Branch are slated to relocate.
According to Hyundai Engineering on the 20th, applications will be accepted directly through the complex’s website. No application fee will be charged. Each person may apply for one unit, and applications submitted more than once will be invalidated. There are no restrictions based on place of residence or previous wins in housing lotteries. Winners will be selected by lottery and announced on the 21st, with contracts to be signed the following day, the 22nd.
A separate allocation is also set aside for Seongnam residents. As of October 7, 2026, the date the sales report was filed, 20% of the units will first be allocated to applicants living in Seongnam, with a limit of one unit per person. Applicants who are unsuccessful in the priority allocation may enter the general-sale lottery as well.
The regulatory burden is lighter than for apartments. Buyers do not need to submit a plan for financing the purchase of a home and moving in when signing a contract, and there is no owner-occupancy requirement. Officetel presale rights are not counted as housing when applying for an apartment. The contract deposit is 5% of the sale price, but the initial payment has been set at a flat 10 million won to reduce upfront costs. The specific sale prices have not been disclosed. The legal district is the location’s most notable feature. A project is underway to move the Seongnam Branch of the Suwon District Court and the Seongnam Branch of the Suwon District Prosecutors’ Office, currently near Namhansanseong Ipgu Station on Seoul Subway Line 8, to the former Seongnam Industrial Complex No. 1 site in Sinheung-dong, Sujeong-gu, next to the complex. The company expects that once both institutions have relocated, an area bringing together legal and administrative functions and related business facilities will take shape alongside the nearby Seongnam Tax Office. It also expects the area to be well positioned to attract people who want to live close to work, including employees in the legal sector and related industries.
Transport links are also relatively good. From Dandaeogeori Station on Seoul Subway Line 8, directly in front of the complex, passengers can reach Jamsil Station without transferring. Transfers to Seoul Subway Line 2, the Suin–Bundang Line or the Gyeonggang Line connect to major business districts such as Gangnam and Pangyo. Rail access is expected to improve further when the planned Moran–Pangyo Line, an extension of Seoul Subway Line 8, and Seongnam Urban Railway Line 1, a tram, open. By car, the complex offers easy access to the Gyeongbu Expressway, Seoul Ring Expressway, Bundang–Suseo Urban Expressway, Bundang–Naegok Urban Expressway and Yongin–Seoul Expressway, among others.
Everyday amenities are also in place. Huimangdae Park has been developed on part of the former Industrial Complex No. 1 site next to the complex, putting an outdoor performance venue, a multipurpose plaza and walking paths within walking distance. Shops, restaurants and financial institutions are located near the station, while a large supermarket, a traditional market, Sujeong-gu Office and Seongnam City Medical Center are also nearby. Nearby schools include Dandae Elementary School, Seongnam Seo Middle School, Seongnam Dong Middle School, Soongshin High School and Seongnam Girls’ High School. Residents can also use Seongnam City Haeoreum Library, Seongnam City Sujeong Library and the local cram-school district.
The complex will consist of two buildings, with six basement levels and 34 floors above ground, and will include 189 residential officetel units and neighborhood commercial facilities. Most units have an exclusive area of 84 sq. m. The types and unit counts are 134 units of 84m2A, 27 of 84m2B, 27 of 95m2 and one of 74m2A. The buildings are arranged primarily to face south and designed to let in ample sunlight and airflow. Special balcony designs are applied to all types to make them feel more spacious despite having the same floor area, and storage rooms in the shared halls provide additional storage. The residents-only community facilities will include a fitness center, screen golf, a GX room and a personal training studio. Landscaped space will be provided on the fifth floor.
A sales representative said, “The complex is notable for being right next to the planned Seongnam legal district, as well as for its station-area location by Dandaeogeori Station on Line 8 and the pleasant natural surroundings of Huimangdae Park.” The representative added, “Since people can apply regardless of whether they have a housing subscription account or own a home, and no separate application fee is required, we expect continued interest from prospective buyers considering the property for their own residence or as an investment.”
