According to industry sources on the 19th, the strength of major areas in southern Gyeonggi Province grouped into the “semiconductor belt”—including Yongin, Seongnam and Dongtan in Hwaseong—has been particularly pronounced in the recent real estate market across the Seoul metropolitan area. According to the Korea Real Estate Board, as of August this year, the apartment sales price index in Yongin, Gyeonggi Province, a key hub in the semiconductor industrial belt, stood at 103.21, up 12.3 points over the past year and marking 19 consecutive months of increases since February last year. Seongnam, home to Pangyo New Town, which is being developed as a hub for AI semiconductor research and development (R&D), also rose 18.3 points over the same period, extending its gains to 18 consecutive months. The apartment sales price index in Dongtan District, Hwaseong, home to Samsung Electronics’ Hwaseong Campus, has also risen for seven consecutive months.
The trend is also spreading to regional cities. The apartment sales price index for Jeonnam-Gwangju Integrated Special City stood at 100.3 in August this year, rising for the second consecutive month. Analysts believe the government’s announcement of plans to build a semiconductor cluster in the Honam region served as a catalyst for the rebound. Cheongju, North Chungcheong Province, where major production facilities including those of SK hynix are located, has also seen its sales price index rise for 16 consecutive months.
The semiconductor belt’s enormous impact on the housing market stems from the job creation generated by large-scale investment. As production facilities and related companies cluster in these areas, the resulting increase in jobs is directly driving population inflows and robust housing demand.
Record-high transactions are cropping up in central residential areas within the semiconductor belt. According to the Ministry of Land, Infrastructure and Transport’s transaction records, an 84-square-meter unit at “Sibeom Hanbit Village Dongtan I’Park” in Bansong-dong, Dongtan District, Hwaseong, Gyeonggi Province, adjacent to Samsung Electronics’ Hwaseong Campus, sold for 1.277 billion won last September, surging about 50% in a year. “Shinyoung Handeul Mulbit City Gwell City Central Prugio Complex 3” in Tangjeong-myeon, Asan, South Chungcheong Province, also set an all-time high when it sold for 808 million won in August this year. With the area’s designation as a specialized complex for materials, parts and equipment used in semiconductor back-end processes coinciding with large-scale investment by Samsung, it is attracting high expectations from prospective buyers.
The continued supply of attractive new developments in promising areas expected to benefit from the semiconductor belt is drawing attention.
The residential officetel “e-Pyeonhansesang City Cheonan-Asan Station,” developed by Korea Asset In Trust and built by DL Construction, is now on sale, with 396 units of 84 square meters each. It is adjacent to a specialized complex for materials, parts and equipment used in semiconductor back-end processes, and is situated near both KTX Cheonan-Asan Station and Asan Station on Line 1. It also stands to benefit from the extension of GTX-C and a metropolitan multi-modal transfer center. Buyers can move in immediately after signing a contract.
Hyundai Engineering and Construction is selling “Hillstate Godeok Eliste” in Godeok International New Town, Pyeongtaek, Gyeonggi Province, with 1,779 units of 84 square meters each. The development is positioned to meet strong demand for nearby housing generated by the expansion of Samsung Electronics’ Pyeongtaek Campus. Posco E&C plans to sell “Acmer Dongtan” in Dongtan 1 New Town, Hwaseong, Gyeonggi Province, with 1,808 units ranging from 84 to 188 square meters. A shuttle bus stop right in front of the development serves buses to Samsung Electronics’ Nano City Hwaseong Campus, maximizing the convenience of living close to work.
