[Financial News] A Sujain branded town with a total of 2,316 homes will be built in the lead district of Sejong Smart City, a national pilot city. The large-scale complex, the first to be offered in the lead district, is expected to introduce smart services such as autonomous driving, AI-based transportation and service robots in phases.
On the 19th, BS Hanyang said it would launch sales of Sejong Smart City El Sujain this November. The complex will be built on blocks L6, L7, L8 and L11 in Living Area 5-1, Hapgang-dong, Sejong Special Self-Governing City.
The complex will comprise 2,191 apartments and 125 officetel units. The apartments will be distributed across the blocks as follows: 818 in L6, 648 in L7, 218 in L8 and 507 in L11. The officetel units will include 30 in L7, 25 in L8 and 70 in L11. All apartments will have an exclusive-use area of 84 square meters.
The project will be implemented by a public-private special-purpose corporation (SPC) involving the Korea Land and Housing Corporation (LH) and Sejong Special Self-Governing City, among others, while BS Hanyang will handle construction.
Sejong Living Area 5-1 was designated a national smart city pilot city in 2018. The project aims to build advanced technology and infrastructure across urban life—including transportation, healthcare, education and energy—over approximately 2.744 million square meters in the Hapgang-dong area.
The lead district is divided into the “Smart Living Zone,” for residential functions, and the “Innovation Venture Startup Zone,” which will house commercial and business functions. Sejong Smart City El Sujain will be built in the Smart Living Zone.
The national pilot city is expected to introduce shared-car-based autonomous driving and an AI smart transportation system. Within the complex, smart services such as service robots that assist with deliveries and luggage transport, as well as patrol robots, will be rolled out in phases.
Regional transportation conditions are also expected to improve. The 64.4-kilometer Chungcheong region express rail project (CTX), which will connect Government Complex Daejeon, Government Complex Sejong, Jochiwon and Cheongju International Airport, passed a feasibility assessment for private investment in November 2025. Construction is underway on an outer ring road in Living Area 6 connecting Hanbyeol-dong and Yongho-dong, with opening targeted for the second half of 2027.
Sites for kindergartens and elementary, middle and high schools have been designated near the complex, and medical, commercial and office facilities are also planned. The National Agency for Administrative City Construction and the Sejong City Office of Education plan to open a Science and Culture Center in 2029 to support experiential learning for students and leisure activities for families.
The Geum River and Miho River are nearby, and parks and green spaces within the neighborhood, as well as Hapho Seowon Historic Park, are also planned. BS Hanyang intends to apply the housing development experience it has gained from projects such as “Han River Sujain Obsent” and “Cheongnyangni Station Hanyang Sujain Graciel” to this project.
