[Financial News] “It feels luxurious, as if it were decorated like a hotel.”
At the Acmer Dongtan model home in Yeoul-dong, Dongtan-gu, Hwaseong, Gyeonggi Province, on the 17th, a man in his 30s who had visited with his spouse praised the interior space in those terms. Although exclusive-use 84-square-meter units in the complex are priced in the 1.7-billion-won range, visitors continued to come even on the day after it opened to check the floor plans and finishes.
At around 2:20 p.m. that day, despite it being the afternoon rather than immediately after opening, a long line had formed outside the model home. Visitors of various ages, from young couples pushing strollers to older people, waited their turn to enter.
2.5-meter ceilings and imported finishes ... Penthouse-level features even in regular units
Acmer Dongtan, developed by KB Real Estate Trust and built by POSCO E&C, will comprise 1,808 units in seven buildings, with seven basement levels and up to 49 floors above ground, on and around lots 95 and 99 in Bansong-dong. Block 95 will have 812 units with exclusive-use areas of 84 to 188 square meters, while Block 99 will have 996 units of 84 to 162 square meters. The model home features four units: the 84A, 84C, 116A and 129B floor plans.Acmer Dongtan’s signature product concept is “Pent Standard.” It extends the high-end features traditionally found in top-tier units such as penthouses to regular units. In particular, ceilings throughout the complex are 2.5 meters high—20 centimeters higher than in typical apartment designs—and the recessed ceiling section is about 13 centimeters higher still, creating a more open feel. A couple in their 30s who toured the 84A unit said, “The living room and kitchen are open to each other, and the glass railings give you an unobstructed view outside.”
The 84-square-meter units consist of three bedrooms, two bathrooms, a living room and a kitchen. The 84A layout places the bedrooms around the living room and kitchen-dining area and includes a dressing room and utility room. The 84C layout divides up the storage space, including a hallway pantry and a dressing room. A woman in her 50s touring the unit said, “Seeing the interior in person, I think there’s plenty of storage, including the pantry, so it should be practical.”
Finishes vary by unit type. The 84-square-meter units come standard with large Italian ceramic tiles on the main living-room wall and wide-plank engineered wood flooring. Units of 116 square meters or larger include Italian solid-wood flooring by Listone Giordano as a complimentary option.
The kitchens feature Italian cabinetry by Cucine Lube, handmade sink bowls and Hansgrohe faucets from Germany. Imported ceramic is used for the kitchen walls and countertops as well as in the bathrooms, which are fitted with sanitaryware from brands including American Standard and Italy’s Scarabeo. The living-room windows use Lonchel, a premium double-glazed window system by LX Hausys.

Proximity to Samsung Electronics and anticipated opening of Bansong Station ... Applications open on the 26th
Acmer Dongtan is close to Samsung Electronics Hwaseong Campus, making it a location that could attract housing demand from employees seeking to live near work. A Samsung Electronics shuttle-bus stop is located in front of the complex, making it convenient to commute to campuses such as Hwaseong and Giheung. A Samsung Electronics employee in their 30s, identified only as A, said, “I heard a new apartment complex was being built in Dongtan, so I made time to visit after work. I’m considering applying, so I wanted to see the layout for myself.”Transport improvements are also planned. The Indeogwon-Dongtan Line is under construction near the complex, connecting Indeogwon to Dongtan Station via Uiwang, Suwon and Yongin, among other places. A station provisionally named Bansong Station is also planned. Plans are under way to build a direct underground passage linking Block 95 to the station. If the line opens as planned, passengers will be able to travel from Bansong Station to Dongtan Station in one stop and connect to wider-area transit networks such as Metropolitan Area Rapid Transit Line A (GTX-A).
Residents will also be able to use existing amenities in Dongtan 1 New Town. The complex is next to Metapolis Mall, providing convenient access to retail facilities, and the surrounding area has schools, private academies and other everyday amenities. Hakdong Elementary School, Seokwoo Elementary School, Seokwoo Middle School and Dongtan High School are nearby, as are Dongtan Central Park and Banseoksan Neighborhood Park, providing access to green spaces.
A sales representative said, “Because it’s a landmark location in the center of Dongtan 1 New Town, it seems to be attracting interest from outside Dongtan as well.” The representative added, “Within Dongtan, there also appears to be strong demand from people looking to move to a new apartment as existing complexes age.”
Applications will open with special supply on the 26th, followed by first-priority applications on the 27th and second-priority applications on the 28th. The winner announcement dates differ by block: the 3rd of next month for Block 95 and the 4th for Block 99, so applicants may apply for both blocks.
To qualify for first-priority applications, applicants must be heads of household residing in Hwaseong or the Seoul metropolitan area as of the date of the resident recruitment notice, have held a housing subscription savings account for at least 24 months, and meet the deposit requirements for their region and unit size. Households with a winning application within the past five years, those subject to restrictions on winning again, and households that own two or more homes are excluded. The resale restriction period is three years.
