[Financial News] As presale prices continue to soar amid successive lending restrictions and rising raw material costs, complexes offering financial incentives such as interest-free interim payments and reduced down payments are drawing attention in the housing market.
On the 16th, according to data from the Korea Institute of Civil Engineering and Building Technology, the Construction Cost Index stood at 138.74 (provisional) in August, up 5.98% from the same month a year earlier and marking a record high. With presale prices continuing to rise and the burden of interest on home mortgage loans also growing, construction companies are seeking to attract buyers by offering exceptional financial incentives that ease the burden of raising upfront funds.
In fact, THE SHARP Songdo Granterre, which went on sale in Incheon in May, recorded an average competition ratio of 17.7 to 1 in the first-priority category by offering a fixed initial down payment of 10 million won and interest-free payments on 60% of the interim balance. Hillstate Songpa The Grid, offered in Seoul’s Songpa District last month, also applied a fixed initial down payment of 10 million won and achieved a respectable average competition ratio of 2.84 to 1.
An industry expert advised, “With loan limits shrinking and it becoming harder to raise upfront funds, benefits such as interest-free interim payments or reduced down payments can significantly cut actual costs. Buyers considering purchasing a home would be better off carefully weighing these financial incentives in addition to the presale price.”
Meanwhile, major new residential developments that ease financial burdens with reasonable terms and financial incentives continue to come onto the market.
POSCO E&C is selling THE SHARP Osan Station Arc City in District 2 of Segyo, Osan, Gyeonggi Province. The development comprises 90 officetel units, each with an exclusive area of 84 square meters. It substantially eases the financial burden with a 5% down payment (an initial payment of 5 million won) and interest-free payments on the entire interim balance. Osan Station on Seoul Metropolitan Subway Line 1 is nearby, and a large commercial complex is also being developed within the site.
On the 16th, IPARK Hyundai Development Company opened the model home for Cheongju Gagyeong IPARK Complexes 7 and 8, located in Gagyeong-dong, Heungdeok-gu, Cheongju, North Chungcheong Province, and launched full-scale sales. The development comprises 1,671 households, with exclusive areas ranging from 84 to 116 square meters.
