[Financial News] Dongtan’s first hyper-end residential complex, ‘Akmer Dongtan,’ is set to be unveiled. Developed by KB Real Estate Trust and built by POSCO E&C, Akmer Dongtan is a large-scale complex with seven buildings, 7 basement levels and up to 49 floors above ground, and a total of 1,808 homes. According to the real estate industry on the 15th, the Akmer Dongtan model home will open on the 16th.
The complex will be built in the heart of Dongtan 1 New Town, around lots 95 and 99 in Bansong-dong, Dongtan District, Hwaseong, Gyeonggi Province. Applications will be accepted in the following order: special supply on October 26, first-priority applications on the 27th, and second-priority applications on the 28th.
First-priority applications are open to household heads residing in Hwaseong Special City or the Seoul metropolitan area as of the date of the initial housing recruitment notice, provided that at least 24 months have passed since they opened their housing subscription account and they meet the required deposit amount for their region and unit size. Applicants who have won within the past five years, are subject to restrictions on winning again, or belong to households that own two or more homes, are excluded.
The 10% contract deposit may be paid in two installments. The first installment is set at 10 million to 30 million won, depending on the unit type. The owner-occupancy requirement does not apply to the original contract holder. The resale restriction period is three years.
The key concept behind the design of Akmer Dongtan is ‘Pent Standard,’ which extends premium specifications to every home. All homes will have 2.5-meter ceilings—20 cm higher than in standard apartments—and private storage rooms for each household. The complex will also use floor-noise insulation material certified for Grade 1 light-weight impact noise and Grade 2 heavy-weight impact noise, based on certificates from a nationally accredited certification body. There will be about 1.5 parking spaces per household.
The community facilities include fitness and Pilates facilities and a GDR screen golf practice range, as well as relaxation spaces such as a sauna, guesthouse and tea house.
The complex faces Dongtan Central Park, which covers about 370,000 square meters, and Banseoksan Neighborhood Park, which covers about 710,000 square meters. A new Bansong Station (working name) on the Dongtan-Indeogwon Line is planned in front of the complex. Plans are also underway for a direct underground passage connecting Akmer Dongtan 95 (Block M1-1-2) to the station. Bansong Station will be one stop from Dongtan Station, where passengers can transfer to the Metropolitan Area Rapid Transit Line A (GTX-A) and KTX. From there, GTX-A will take about 20 to 30 minutes to reach the Gangnam area (Samseong Station), Seoul Station and other destinations.
