[The Financial News] Apartment prices in Gwangmyeong, Hwaseong, Seongnam and other areas of Gyeonggi Province have posted double-digit gains this year, while some areas, including Pyeongtaek and Paju, have seen declines.
According to Real Estate R114 on the 15th, apartment transaction prices in Gyeonggi Province rose 6.64% from January to September this year. By city and county, Gwangmyeong-si recorded the largest increase, at 14.34%, followed by Hwaseong-si (10.51%), Seongnam-si (10.29%), Anyang-si (10.02%) and Yongin-si (9.97%). Guri-si (8.39%), Suwon-si (8.13%), Gunpo-si (6.00%), Namyangju-si (5.25%) and other areas also posted gains.
In southern Gyeonggi Province, Dongtan stood out for its sharp price gains. According to the Korea Real Estate Board’s weekly apartment price trends, apartment prices in Dongtan-gu, Hwaseong-si, had risen a cumulative 19.34% through the first week of October. Prices also climbed steeply in Gwonseon District in Suwon, Manan District in Anyang and Gunpo-si, among other areas.
As home prices continued to rise, the possibility of expanding regulated zones also became a focus of market attention. On June 30, the Gyeonggi provincial government newly designated three areas—Giheung-gu in Yongin-si, Dongtan-gu in Hwaseong-si and Guri-si—as land transaction permit zones. The designation period runs from July 5 through December 31, 2027.
As the gap between home prices widens across Gyeonggi Province, areas with relatively more affordable prices are also drawing attention. Rather than choosing areas where prices have already risen sharply, some are looking at places where price gains have been limited despite favorable living conditions, including transport links and employment opportunities.
While apartment prices across Gyeonggi Province rose overall this year, Pyeongtaek, Paju, Yeoju and other areas saw slight declines. Within Pyeongtaek, however, market trends varied markedly. Apartment prices across the city were weak, but the area around PyeongtaekJije Station was on an upward trend. Its location, with access to metropolitan transport links and residential areas serving Samsung Electronics Pyeongtaek Campus, is a factor.
In particular, PyeongtaekJije Station and Dongtan Station are about a 10-minute KTX ride apart, but prices of representative apartments in the two areas differ by more than a factor of two, bringing the “low-price advantage” of the PyeongtaekJije Station area into focus.
According to the Ministry of Land, Infrastructure and Transport’s real transaction price disclosure system, an 84-square-meter unit at Dongtan Station Lotte Castle in Dongtan-gu, Hwaseong-si, Gyeonggi Province, sold for 2.225 billion won in June. By contrast, an 84-square-meter unit at Jije Station The Sharp Central City in Jije-dong, Pyeongtaek-si, changed hands for 950 million won last month. The price difference between the two complexes was 1.275 billion won, with the Jije Station complex priced at about 42.7% of the Dongtan Station complex.
With the price gap and hopes for improved transport links, new apartment sales are also planned in the PyeongtaekJije Station area.
Hanwha’s Construction Division plans to develop Hanwha Forena Jije Station near Lot 725 in Segyo-dong, Pyeongtaek-si, Gyeonggi Province. The complex will comprise 12 buildings, with two basement levels and up to 27 floors above ground, for a total of 1,098 homes. It will include 950 units of 84 square meters and 148 units of 116 square meters.
The complex will be built in the Jije Station area, which connects Godeok International New Town, Brain City and downtown Pyeongtaek. Samsung Electronics Pyeongtaek Campus is located within an approximately 5-kilometer radius, and PyeongtaekJije Station provides access to key areas in southern Gyeonggi Province and the Chungcheong region.
The sales process is also underway. Guidance on the special supply for people with disabilities, released earlier, listed the 16th as the planned date for the resident recruitment announcement. The institution-recommended special supply includes 16 homes of 84 square meters, with 80 reserve candidates. However, the supply schedule and number of homes may change during the approval process.
Jo Hyeong-il, head of the Pyeongtaek branch of the Korea Association of Realtors, said, “If Dongtan is an area where prices were established first, PyeongtaekJije Station can be seen as an area where the benefits of transport and industry have yet to be fully reflected in prices. As the metropolitan transport network takes shape, whether the price gap with Dongtan narrows will be a key point to watch.”
