DL E&C Co., Ltd. opens Gratus promotional center in Seongnam’s Sangdaewon 2 District

[Financial News] DL E&C Co., Ltd. has set up a separate promotional center to present the design and project terms for the redevelopment of Sangdaewon 2 District in Seongnam, Gyeonggi Province, to association members. The move is intended to speed up talks on an amended construction contract and permits to begin work after resolving the dispute over its status as the construction contractor.
DL E&C Co., Ltd. said on the 15th that it had opened a promotional center for association members on the 10th, featuring “Gratus (GRATUS),” the new name for the complex in Sangdaewon 2 District.
The promotional center will operate entirely by advance reservation through the 30th of this month. It will explain the project plan to association members in four daily sessions, from 11 a.m. to 7 p.m. The number of people who have reserved visits has exceeded 1,000 since it opened.
The Sangdaewon 2 District redevelopment project will build a total of 4,885 homes in buildings of up to 29 floors above ground across 43 buildings, in the area around lot 3810 in Sangdaewon-dong, Jungwon District, Seongnam.
DL E&C Co., Ltd. signed a construction contract with the association in 2021, but the two sides disagreed early this year over replacing the construction contractor. Since a court confirmed DL E&C Co., Ltd.’s status as the contractor in July, the two sides have continued talks on amending the construction contract and obtaining permits to begin work.
The proposed design features rooftop designs, a curtain-wall look, metal panels and large entrance structures. The plan is to set aside 20,200 pyeong of green space within the complex, with 67 landscaped gardens, five water features and walking paths totaling 5.9 kilometers.
The community facilities are planned to cover a total of 5,900 pyeong and comprise 58 facilities. The proposal includes six sky amenities, such as a sky pool, guesthouse, sky lounge and private spa, as well as two “all-day dining” facilities serving breakfast, lunch and dinner.
As part of its project terms, the company proposed that association members pay their full contributions one year after moving in. It also offered 20 conditions, including a fixed construction cost of 6.99 million won per 3.3 square meters, acceptance of 100% of the general-sale price, a guarantee of a swift start to construction, acceptance of the draft construction contract requested by the association, and a five-year subscription-based management service for premium home appliances.
