PCP Standard said on the 15th that it had signed a partnership with global asset manager Invesco to develop student housing facilities (PBSA) comprising approximately 3,000 rooms. Under the agreement, the two companies plan to supply a large number of quality student housing units over the next three years, focusing on major university districts across South Korea.
Founded in 2023, PCP Standard is contributing to housing stability for young people by actively using the “rental dormitory” framework under the Building Act. It offers Loof (loof.), an urban student housing facility designed to provide ample private space while making efficient use of shared areas such as kitchens and bathrooms.
As supply of non-apartment housing, including villas, has contracted and construction costs have risen, studio apartment rents in university districts have soared. Against this backdrop, PCP Standard is providing quality newly built housing at competitive prices through systematic space planning and more efficient operations.
Strong interest has demonstrated the level of market demand. The company’s first location, which opened near Korea University in February 2025, drew more than 700 prospective tenants to its waiting list—over 10 times the number of available places—and received an enthusiastic response. Buoyed by this demand, the company is currently moving ahead without delays with a follow-up development of approximately 500 rooms near Korea University.
One advantage of rental dormitories is that they can be built on small- to medium-sized urban sites, allowing permitting and construction to be completed in a relatively short time. PCP Standard plans to continue supplying housing at pace, using its own development model that enables it to complete a project within approximately one year and six months of launch.
The partnership is being viewed as an exemplary case of a startup with strong development and operational capabilities joining forces with global institutional capital to expand housing support for young people. PCP Standard plans to extend its supply to major university districts more broadly and accelerate efforts to enhance tailored community offerings and housing services that reflect the lifestyles of young residents.
A PCP Standard representative said, “Safe, comfortable housing that university students can afford remains woefully scarce,” adding, “Through close cooperation with Invesco, we will establish student housing as a specialized housing asset class and build a stable supply network in major university districts.”
