[Financial News] With 1,963 units, HILLSTATE Geoje Signature, the largest complex in Geoje, will begin welcoming prospective buyers on the 16th.
Hyundai Engineering said on the 14th that the complex will be built around 1670 Okpo-dong, Geoje City, Gyeongsangnam-do, with seven basement levels and up to 36 floors above ground. It will mainly comprise medium- and large-sized units, with exclusive areas ranging from 84 to 165 m2P. Six penthouse units will have exclusive areas of 138 to 165 m2P.
The first release will include all units in Buildings 101, 102 and 103, as well as units on the 20th floor and above in Building 107. The company said it selected these units for the initial offering because they are close to the complex entrance and neighborhood amenities, and offer convenient access to fitness and community facilities. By unit type, 84 m2A is the most common, with 227 units, followed by 97 units of 84 m2B, 17 of 112 m2A and 13 of 132 m2A. One unit each of the 138 m2P and 165 m2P penthouses will be offered. Some upper floors in the front-facing buildings offer views of the sea at Okpo Port.
The threshold for applying is not high. Applicants aged 19 or older who have held a housing subscription account for more than six months and meet the required deposit amount for their region and unit size can apply in the first-priority round. It does not matter whether they are household heads or members, or whether they own a home. Geoje residents are classified as local first-priority applicants, while residents of Gyeongsangnam-do, Busan and Ulsan are classified as first-priority applicants from other areas.
The initial financial burden has also been reduced. The down payment is 5% of the sale price, with the first installment set at 5 million won. The remaining second installment is due within 30 days of signing the initial contract. Applications will be accepted through Cheongyak Home, the Korea Real Estate Board’s subscription portal. Special-supply applications will take place on the 19th, followed by first-priority applications on the 20th and second-priority applications on the 21st. Successful applicants will be announced on the 27th, and contract signing will take place over three days, from November 9 to 11.
Okpo-dong is a residential area adjacent to Hanwha Ocean’s Geoje Shipyard. The company expects steady demand from shipyard and partner-company workers seeking homes to live in. Geoje-daero provides access to major areas in Geoje and to Tongyeong, while Busan is also within easy reach across the Busan–Geoje Bridge.
The regional rail network is also being expanded. Construction on the 174.6-kilometer Southern Inland Railway, which will link Gimcheon in North Gyeongsang Province with Geoje, began in February this year. The line, with a total project cost of 7.0974 trillion won, is expected to carry 50 KTX-Cheongryong services a day once it opens. The trip between Seoul and Geoje, which currently takes 4 hours 30 minutes to 5 hours by bus or car, is expected to be cut to around 2 hours 50 minutes.
The area also has schools and everyday amenities. Okpo Elementary School is scheduled to relocate to a site directly in front of the complex, and Okpo Seongji Middle School is within walking distance. The company plans to offer specialized education programs for residents’ children under memorandums of understanding (MOUs) with Megastudy Education and Atherton International Foreign School. Lotte Mart, Hanaro Mart, Okpo International Market, Okpo 1-dong Community Center, Okpo Sports Ground and Okpo Central Park are also nearby.
The complex will bring its fitness facilities together in one place. They will include a year-round indoor swimming pool and sauna, an indoor golf practice range, a multipurpose gym, a fitness center and GX room. Lifestyle support facilities will include a shared office, private media room, guesthouse, dry car wash and coin laundry. There will also be facilities for childcare and study, including a daycare center, community childcare center, kids’ center, whole-family library and study room. Landscaping will include a wellness garden and children’s playground, and the complex is also close to the natural surroundings of Guksabong.
The floor plans have also been differentiated. The 84 m2A layout includes an additional flex room and a large dressing room to provide more storage space. The top-floor 165 m2P penthouse has five bedrooms and an outdoor terrace. Buyers can also choose from finish options such as a European ceramic-tile feature wall, premium kitchen faucets and wall-panel system furniture.
A sales representative said, “In keeping with the symbolic status of Geoje’s largest complex, we have brought together HILLSTATE’s well-honed residential expertise and design technology. In step with the region’s revitalization, we will create a one-of-a-kind landmark with unmatched brand value as well as a full range of educational offerings and an all-in-one community.”
