[Financial News] IPARK Hyundai Development has been selected as the preferred bidder for the redevelopment project in Geumjeong Station Area 1 District in Gunpo, Gyeonggi Province. The company plans to build IPARK ONE ASCENT, a complex with up to 35 floors and 1,137 units, featuring a sky community, views-focused design and AI- and robot-based residential services.
According to industry sources in the urban renewal sector on the 14th, the Geumjeong Station Area 1 District redevelopment association recently designated IPARK Hyundai Development as its preferred bidder after the company submitted the sole bid in the second round of contractor selection. The association plans to hold a general meeting on the 24th and vote on the contractor-selection proposal.
The name of the complex proposed by IPARK Hyundai Development is IPARK ONE ASCENT. It will comprise 10 buildings, with four basement levels and up to 35 above-ground floors.
The design plan reduces the number of residential buildings by two compared with the original plan, increasing the distance between them. All units will face south, and the design will primarily use slab-style buildings, with a focus on improving natural light, ventilation and openness.
A sky community offering views of Surisan Mountain and the city is planned for the complex’s top floor, the 35th. A 2,180-pyeong plaza will be created in the central space freed up by reducing the number of residential buildings, along with a 1.4-km loop walking trail connecting the lawn and themed gardens.
Windows with glass railings and panoramic windows open on two sides will be installed inside the homes to enhance the views and sense of openness. The community space has been expanded by 639 pyeong compared with the original plan, providing about 1.7 pyeong per household.
For advanced residential services, the company proposed IPARK AI LIFE SOLUTION, combining AI home care, robot delivery and cleaning services. IPARK Hyundai Development plans to introduce the system in Gunpo for the first time. The proposal also includes the company’s proprietary inter-floor noise reduction technology and an automated food-waste transport system.
The site is close to Geumjeong Station, a transfer station for subway Lines 1 and 4. The opening of the Great Train eXpress Line C (GTX-C) is expected to improve access to regional transportation, and nearby amenities include Surisan Mountain and educational and commercial facilities.
A representative of IPARK Hyundai Development said, “IPARK ONE ASCENT is a complex we have devoted considerable effort to, with the goal of creating the area’s leading landmark in keeping with the expansion of the regional transport network and the development vision for the area around Geumjeong Station. We will offer association members an impressive sky community, views-focused design and a new level of spatial innovation.”
