POSCO E&C's 'The Sharp Osan Station Arc City' Officetel Posts a Top Competition Ratio of 4.7 to 1

[Financial News] The officetel at 'The Sharp Osan Station Arc City,' introduced by POSCO E&C in Segyo 2 District, Osan, Gyeonggi Province, has built on the popularity of the apartments and attracted strong demand in its subscription process.
According to the Korea Real Estate Board's housing subscription portal, 404 applications were submitted for the 90 officetel units at 'The Sharp Osan Station Arc City' when applications were accepted the previous day, for an average competition ratio of 4.48 to 1. The 84-square-meter OA type posted the highest ratio, at 4.7 to 1.
After the 897 apartments supplied as publicly supported private rental housing filled their tenant quota in a short period, this officetel subscription also drew more than four times as many applicants as available units. The results are seen as proof that the complex is a landmark in Segyo 2 District.
The strong results are attributed to the excellent location and differentiated product features. The complex boasts the closest station-area location to Osan Station on Subway Line 1 in Segyo District. It is being built on the only mixed-use residential and commercial site in Segyo 2 District, giving residents one-stop access to abundant lifestyle amenities, including large-scale commercial facilities planned for the future.
All unit types are configured as 84-square-meter residential-style units, the size most preferred by home seekers, and feature specialized designs comparable to those of apartments, including generous storage space and a four-bay, slab-style layout in some unit types. The complex will also offer a variety of community facilities, including a fitness center, a sunken garden and a children's playground, maximizing residential convenience.
Reasonable sales terms also attracted genuine homebuyers. Prices for all unit types were set in the low-to-mid 400 million won range, making them price-competitive. The developer also offered a 5% down payment, with the first payment fixed at 5 million won, and interest-free financing on the entire interim payment, significantly reducing financing costs amid the recent rise in interest rates. In addition, there are no restrictions on reselling the purchase rights, making them highly liquid.
'The Sharp Osan Station Arc City' officetel winners will be announced on the 15th, and contracts with eligible winners will be signed on the 16th. The sales office is located in the Wondong area of Osan, Gyeonggi Province, and move-in is scheduled for June 2029.
