According to industry sources on the 12th, areas around major legal institutions such as courts and prosecutors’ offices are considered to have solid housing demand because they are home to a high concentration of high-income professionals, including lawyers and judicial scriveners, as well as workers in related industries. Unlike station-area and school-district neighborhoods, which are widespread across cities, legal districts are concentrated in specific areas, giving them distinctive value in terms of scarcity.
The development of a legal district not only makes the area more attractive to workers who prioritize convenient commutes, but also brings the benefit of establishing a strong commercial district and everyday amenities, supported by visitors to related business facilities and the area’s floating population.
Against this backdrop, a string of prime new developments near major legal districts in the Seoul metropolitan area are set to come to market in the fourth quarter of this year, drawing the attention of prospective homebuyers.
In Seongnam, a new development set to benefit from the relocation of a legal district is preparing to go on sale. The Suwon District Court Seongnam Branch and the Suwon District Prosecutors’ Office Seongnam Branch, currently located near Namhansanseong Station on Line 8, are pursuing plans to relocate to the former First Industrial Complex site near Dandaeogeori Station on Line 8 because of aging facilities and a lack of space. A large legal and administrative district is expected to take shape there alongside the nearby Seongnam Tax Office. Right next to the site, Hillstate Seongnam Metroble, built by Hyundai Engineering, is set to go on sale in October. Exit 7 of Dandaeogeori Station on Subway Line 8 is directly in front of the complex, giving it excellent transport links.
The Dongsak-dong area of Pyeongtaek is also home to the Suwon District Court Pyeongtaek Branch and the Suwon District Prosecutors’ Office Pyeongtaek Branch. Located near a legal district and close to large industrial complexes, including the Samsung Electronics Pyeongtaek Campus, the area can draw demand from both legal professionals and industrial complex workers. Hanwha Corporation E&C Division plans to launch sales of Hanwha Forena Jije Station in the area in October.
A large legal district in Gwanggyo, Suwon, is thriving, with the Suwon High Court and High Prosecutors’ Office, as well as the Suwon District Court and District Prosecutors’ Office, clustered there. The area offers a pleasant living environment, with Gwanggyo Jungang Station and Sanghyeon Station on the Shinbundang Line, as well as Gwanggyo Lake Park, nearby. Gyeonggi Housing and Urban Corporation (GH) and a Dongbu Construction consortium plan to unveil Gwanggyo Jayeon & Centerville later this year. The project is planned for Block A17 in Gwanggyo New Town.
An industry official said, “Developments in legal districts are popular with both homebuyers and investors, thanks to strong underlying demand and a stable rental market.” The official added, “New developments in areas benefiting from the relocation or expansion of major legal institutions are highly likely to become landmarks that drive local property prices in the years ahead.”
