Busan's First Revamped Xi Complex to Debut; Yeonje Gallery Xi Opens Model Home on the 8th

[Financial News] The former Xi Gallery site in Yeonsan-dong, Yeonje-gu, Busan, will be transformed into an apartment complex with up to 43 stories and 499 homes. It is the first complex in Busan to feature the Xi apartment brand, newly revamped by GS Engineering & Construction after 22 years.
According to GS Engineering & Construction on the 8th, Yeonje Gallery Xi will open its model home that day and begin sales in earnest.
Yeonje Gallery Xi will be built on and around lot 1123-1 in Yeonsan-dong, Yeonje-gu, Busan. The complex will comprise three buildings, with four basement levels and up to 43 floors above ground. It will offer a single exclusive-use area of 84 sq. m., a size popular with consumers, across 112 Type A homes, 114 Type B homes, 39 Type C homes and 234 Type D homes.
Applications through the Korea Real Estate Board's Cheongyak Home will begin with special-supply applications on the 19th, followed by first-priority applications on the 20th and second-priority applications on the 21st.
First-priority applicants must be at least 19 years old, live in Busan, Ulsan or South Gyeongsang Province, and have held a housing subscription account for at least six months. Resale will be permitted once six months have passed from the date an applicant is selected as a prospective resident.
The complex is well served by lifestyle infrastructure, including transportation, everyday amenities, administrative services and education.
The complex is located in a “triple station-area” zone, close to Yeonsan Station, an interchange for Busan Metro Lines 1 and 3; Gyodae Station, served by Line 1 and the Donghae Line; and Geoje Station, served by Line 3 and the Donghae Line. Drivers can also use Jungang-daero, Geoje-daero and World Cup-daero.
Nearby amenities include E-Mart Traders Yeonsan, E-Mart Yeonje, Lotte Department Store Dongnae and Homeplus Asiad. Nearby schools include Yeonje Elementary School, Isabel Middle and High Schools, and Dongnae High School; residents can also use the academy district in Sajik-dong.
The revamped Xi apartment brand, updated for the first time in 22 years, is making its Busan debut, and the complex also stands out for its differentiated features.
The complex will feature a predominantly south-facing building layout and a range of floor plans, including four-bay slab and tower types. Some unit types will include dining areas designed to take advantage of the views, along with storage features such as pantries and dressing rooms.
The residents' community facility, Club Xian, will include a book lounge developed in collaboration with Kyobo Book Centre. It will be the first facility of its kind at a Xi complex in the Busan area. Club Cloud, which will occupy the upper floors, is expected to include a guesthouse with a jacuzzi and a sound chamber. The complex will also have a fitness club, a golf practice range and a small library.
A GS Engineering & Construction official said, “Yeonje Gallery Xi is the first complex in Busan to feature the Xi apartment brand, revamped after 22 years.” The official added, “Customers are showing strong interest as we present Xi's distinctive offerings, including specialized design, landscaping and community facilities, alongside excellent transportation, lifestyle, administrative and educational infrastructure.”
