[Financial News] The Sangok Station Xi Hillstate & Haneulchae complex, being brought to market in Sangok-dong, Bupyeong District, Incheon Metropolitan City, by a consortium of GS Engineering & Construction, Hyundai Engineering and Construction, and KOLON Global, is now officially launching sales.
GS Engineering & Construction said on the 8th that the model home for Sangok Station Xi Hillstate & Haneulchae opened that day. The full subscription schedule begins on the 19th, starting with special-supply applications.
Built through the Sangok 6 Housing Redevelopment Project, the complex will comprise 20 buildings, with three basement levels and up to 33 floors above ground. The units for general sale will be small- to mid-sized homes with exclusive areas of 50–84 sq. m. The offering by unit size consists of 156 homes of 50 sq. m., 854 of 59 sq. m., 196 of 75 sq. m. and 83 of 84 sq. m.
Applications will be submitted through Cheongyak Home, operated by the Korea Real Estate Board, in the following order: special supply on the 19th, first priority on the 20th and second priority on the 21st. Successful applicants will be announced on the 27th, and contract signing will take place from November 9 to 11.
Applicants must be at least 19 years old as of the date of the recruitment notice, have held a housing subscription savings account for at least 12 months, and meet the required deposit threshold for their region and unit size. Incheon residents can apply as local-area applicants, while residents of Seoul and Gyeonggi Province can apply as applicants from other areas. First-priority applications from homeowners are also allowed, and no restriction on winning again applies.
The complex's transport links are considered a key strength. It is located directly in front of exits 5 and 6 of Sangok Station on Subway Line 7, and the line provides transfers-free access to Jung-dong and Sang-dong in Bucheon, Seoul's Gasan Digital Complex and the Gangnam area, among other destinations. When the Line 7 extension to Cheongna, now under construction, opens, connections to northwestern Incheon are also expected to improve.
Drivers can use Bupyeong IC on the Gyeongin Expressway and Jungdong IC on the Capital Region First Ring Expressway, making travel around the Seoul metropolitan area convenient as well.
The area also has a strong educational environment. Sangokbuk Elementary School and Magok Elementary School are within walking distance, while Sangok Middle School, Cheongcheon Middle School, Seil High School, Myeongshin Girls' High School and Incheon Foreign Language High School are also nearby.
Everyday amenities, including Bupyeong-gu Office, Bupyeong Police Station, Sintree Library and Lotte Mart, are also close by. Green spaces such as Wonjeoksan Park, Wonjeoksan Sports Park, Moegol Children's Park and Incheon Butterfly Park are also available.
The buildings are arranged primarily to face south, and some unit types feature a four-bay, slab-style layout. Storage space, including pantries and dressing rooms, will also be provided. The plan is to keep vehicles off the ground level and create a central plaza and water features connecting walking paths, rest areas, a playground and a daycare center.
The community center will include a fitness club, an indoor golf practice range, screen golf facilities and a sauna. Other planned amenities include a small library developed in collaboration with Kyobo Book Centre, separate reading rooms for men and women, individual study rooms, and one-room, two-room and studio-style guesthouses.
A GS Engineering & Construction sales representative said, “Sangok Station Xi Hillstate & Haneulchae is a competitively sized complex with a total of 2,706 homes, in a location right in front of Sangok Station on Subway Line 7,” adding, “With high-quality offerings, including excellent community facilities and a diverse range of unit sizes, it is expected to have strong future value.”
