Revitalization around Daerim Samgeori Station in Dongjak gains momentum ... area to be transformed into a mixed-use residential and commercial complex

According to the Seoul Metropolitan Government on the 8th, the city held the 16th Urban Planning Committee meeting the previous day and approved with revisions the designation of the redevelopment district and the redevelopment plan for the urban renewal project under the station-area revitalization initiative around Daerim Samgeori Station in Dongjak District.
The project site is around 588-7 Sindaebang-dong, Dongjak District, and covers 14,452.4 square meters. Under the plan, a large mixed-use residential and commercial building will be constructed on the site, with a floor area ratio of no more than 500% and a maximum height of 124 meters.
The site is east of Daerim Samgeori Station on the Sinansan Line, which is nearing its opening, and is surrounded by the Sindaebang Woosung 1st and 2nd apartment complexes, the new wing of Hallym University Gangnam Sacred Heart Hospital, Daerim St. Mary’s Hospital, and the Sindaebang 1-dong Alley Commercial District, giving it a favorable location. Its proximity to the planned site for long-term rental housing near Sindaebang Station is also seen as giving the area strong potential for development.
In particular, the surrounding area—where narrow sidewalks and illegal parking have long caused significant inconvenience to pedestrians—will be substantially improved. As part of the project, Sindaebang-gil will be widened from 6 meters to 12 meters, and Sindaebang 16-gil from 6 meters to 9 meters. A 3-meter-wide setback area will also be secured. Public open space will be created along Siheung-daero, where pedestrian traffic is concentrated, to create a more pleasant streetscape.
The plan also includes tailored measures for public contribution in response to the transition to a super-aged society. A Comprehensive Senior Care Center will be built within the public-contribution facilities to support older residents in leading healthy and stable daily lives.
A Seoul Metropolitan Government official said, “We expect this to help boost the vitality of the station area around Daerim Samgeori Station in the future.”
