[Financial News] Housing market trends vary even within the Capital Metropolitan Area, depending on transport links, jobs and price ranges. The new book *Real Estate Trends 2027* examines how supply, interest rates, inflation and government policy may affect the sales and rental markets.
Five authors, including Kim Kyung-min, a professor at Seoul National University’s Graduate School of Environmental Studies, analyze apartment markets in Seoul and the country’s metropolitan cities, as well as Seoul’s villa market, using big data. They describe the “Greater Seoul Inverted Triangle Zone,” which links Seoul with major areas of Gyeonggi around transport links and high-paying jobs, and examine how the Capital Area Great Train Express (GTX) will reshape people’s daily living areas.
The book covers eight issues, including upward pressure on jeonse and monthly rents, demand for small- and medium-sized homes, and property holding and capital gains taxes. It also introduces price trends in 18 major apartment complexes in Seoul and apartments in the 600 million to 1.1 billion won range. The book helps readers set criteria for buying a home of their own by weighing transport links, jobs and what they can afford.
