Aegis Twin Tree Tower: ESG Now Factors Into Its Valuation... No. 1 Among Mixed-Use Assets in Asia

[Financial News] ESG is becoming a measure of an asset’s operational competitiveness in the commercial real estate investment market. Twin Tree Tower, managed by Aegis Asset Management, ranked first among mixed-use assets in Asia in a global real estate ESG assessment. The focus is shifting beyond basic environmental certifications, as the management of real-world operating data on energy and water resources, among other things, becomes an established criterion for institutional investors assessing assets.
According to the real estate investment industry on the 7th, the Aegis Asset Management fund that operates Twin Tree Tower in Jongno-gu, Seoul, ranked first in the Mixed Use category in the 2026 GRESB assessment. It also retained the top rating, ‘5 Stars,’ for the fourth consecutive year.
GRESB is a leading benchmark for comparing the sustainability of real estate and infrastructure assets worldwide. It awards 5 Stars to the top 20% based on relative performance. Global institutional investors, including pension funds and sovereign wealth funds, use it to assess the ESG performance of asset managers and physical assets.
Twin Tree Tower is drawing attention in particular because it is an investment asset of Aegis Value Plus REIT, Aegis Asset Management’s first listed REIT. The assessment reflected not only the building’s environmental performance but also energy savings during operations, including through smart energy management and solar power generation.
Aegis’s other key office properties also maintained top ratings. Autoway Tower in Daechi-dong, Seoul, received 5 Stars for the ninth consecutive year. The asset earned LEED Gold during development and Platinum certification, the highest rating, during operations. Centerfield in Yeoksam-dong also retained 5 Stars for the fourth consecutive year.
One Grove in Magok, which was assessed for the first time this year, also immediately received 5 Stars. Before that, One Grove had secured Arc Performance certification, which measures actual building operating performance in areas including energy, water resources and waste. All four funds Aegis entered in this GRESB assessment thus received the top rating.
In the real estate investment banking industry, assessments suggest that the focus of ESG in commercial real estate is shifting from whether a property holds certifications to data demonstrating actual operating performance. In particular, when seeking global institutional investment or selling assets in the future, records on energy efficiency and carbon emissions management are increasingly likely to be factors determining an asset’s competitiveness during due diligence.
Aegis Asset Management also manages data on individual physical assets in one place through its proprietary platform, ESG Hub. As of the end of last year, it had secured ESG data for about 84% of the physical assets held by its domestic funds.
“In the past, green certification itself was a way to demonstrate an asset’s ESG competitiveness, but these days what matters is how consistently actual energy use and operational efficiency are managed,” said a source in the real estate investment industry. The source added, “For institutional investors, too, such data can serve as a reference point for assessing an asset’s future value and its competitiveness in a sale.”
