BS Hanyang to Offer Busan’s ‘Yeonsan Station Sujain Centrio’ in October

According to BS Hanyang on the 6th, Yeonsan Station Sujain Centrio will be built through the Sambo Apartment Small-Scale Housing Redevelopment Project in and around 580-4 Yeonsan-dong. The complex will consist of two basement levels and 36 floors above ground across five buildings. It will feature small- to medium-sized units with exclusive areas of 59, 74 and 84 sq m.
Of the 335 households in total, 139 will be offered for general sale. These units comprise 44 exclusive 59 sq m A units, 18 exclusive 59 sq m B units, 56 exclusive 74 sq m units and 21 exclusive 84 sq m B units. Another feature is that the complex will be built in a residential-only area of Yeonsan-dong, rather than in a commercial or business district.
In terms of transportation, residents will be able to walk to both Yeonsan Station, a transfer station for Busan Metro Lines 1 and 3, and Busan National University of Education Station, served by Line 1 and the Donghae Line. Dongnae IC on the Mandeok–Centum Urban Expressway is also nearby.
The Yeonsan Second Centum Line, included in the Second Busan Metropolitan City Urban Railway Network Construction Plan announced by the Ministry of Land, Infrastructure and Transport, is expected to be reviewed and pursued in the area. The Hwangnyeong 3 Tunnel is also planned by the Busan city government.
Nearby educational facilities include Yeonseo Elementary School directly in front of the complex, Busan National University of Education-affiliated Elementary School, and Isabel Middle and High School. The academy district in Sajik-dong is also accessible in about 10 minutes.
Oncheoncheon Stream is within walking distance as well. A new 6-meter-wide pedestrian-only road, closed to vehicles, will be created in front of the complex for use as a walking and exercise space.
The complex is also notable for being developed on relatively scarce flat land in Busan. Administrative and business facilities are concentrated nearby, including Busan City Hall, the Busan Metropolitan Police Agency, Busan District Court and Busan District Prosecutors’ Office, Dongnae District Tax Office, the Financial Supervisory Service and the National Pension Service.
Residents will have access to Yeonsan Sports Park, Sajik Sports Complex, Emart, Busan Medical Center and Bongsaeng Hospital. Planned on-site amenities include a daycare center, a shared childcare facility, a Moms Station, a water-play area, a small library, a fitness center, an indoor golf practice range and a GX room.
The iMom Busan Plan, a Busan housing-support policy for newlyweds and multi-child households, will also be applied to this offering. Eligible applicants include couples who have been married for no more than seven years and households with two or more minor children. Households that sign contracts after being selected for special supply will receive a 5% discount on the sale price.
The housing exhibition center will be established in and around 1091 Jungang-daero, Yeonje District, Busan, and is scheduled to open later this month.
