Noryangjin New Town's Crown Jewel, Section 8—and the Center of It All [Junho Kwon's Yo-A-Jeong]

The apartment complex introduced in the first week of October is Acro River Sky in Seoul's Dongjak-gu.The complex ranked third in views last week, with more than 12,000 views, but Banpo DIH Classest, which ranked first, and Olympic Park Foreon, which ranked second, had both been featured previously, so they were skipped.
Acro River Sky is scheduled for occupancy in August 2029 and is a "double station-area" complex within walking distance of Noryangjin Station and Daebang Station.The complex appears to have drawn some attention recently after three of its largest units, with an exclusive-use area of 140m2, became available through a non-priority subscription. It is directly across from the Noryangjin Fisheries Wholesale Market. Although it is not an apartment complex with an elementary school right next to it, elementary, middle and high schools are all located nearby. We visited the site ourselves and found that the many uphill roads around the complex provided more exercise than expected.

It took less than 10 minutes to get there on foot, but the uneven route and uphill stretches made the walk more tiring than expected.
The complex has an unusual layout, with a police substation and KT Dongjak Building alongside it.Because the construction site does not have a neatly defined shape, it was more difficult to walk around than other complexes.
This was also why it was difficult to measure how long it took to walk around the entire complex. Walking half of the complex that was not blocked by construction took about 15 minutes for an adult man. By a simple calculation, a full circuit would take roughly 30 minutes.
Many low-rise buildings stood nearby.As a result, once the apartment complex is completed, it appears that residents on floors above a certain level will be able to enjoy unobstructed views.One licensed real estate agent even remarked, "The top floor will have views of the Han River."

The fact that Yeonghwa Elementary School, Yeongdeungpo Middle School and Yeongdeungpo High School are located directly in front of the complex also stands out. When we walked there ourselves, it took just two minutes.The three schools were clustered together, but the middle and high schools are situated on a hill, making daily commutes to and from school appear difficult.
The complex is in a favorable location. It sits in Section 8, a prime piece of land in Noryangjin New Town, and at the center of the district. Just across one road are Soongeui Girls' High School and Sungnam High School, both known as prestigious schools. The large Daebang Park is also nearby, making it a good place for walks. It took about five minutes to reach the park on foot. A bus ride to Yeouido Park takes 20 minutes, while Gangnam Station can be reached by subway in 30 minutes. Gwanghwamun, however, took more than 40 minutes, making it relatively farther away.\u00a0 \u00a0
■Why the interest? "Scoring a penthouse through a leftover-unit lottery"

The reason Acro River Sky attracted significant attention last week appears to be that some leftover units were offered through a non-priority subscription. The complex had previously succeeded in attracting buyers, recording a first-priority general-sale competition rate of 19.8 to 1 in May. However, three 140m2 units failed to sell and were put back on the market as leftover units through a non-priority subscription.
Applications for the subscription closed on the 28th of last month. The winners will be announced on the 6th, followed by contract signing on the 12th. Prices are expected to be around ₩4.8 billion to ₩4.9 billion, and buyers must cover the remaining amount with their own funds after excluding the possible loan amount of ₩200 million.
Because the total number of general-sale units was limited to 285, demand was concentrated in most unit sizes. According to Cheongyak Home of the Korea Real Estate Board, 2,611 people applied for the 132 first-priority general-sale units offered at the end of May, producing an average competition rate of 19.8 to 1.
For the standard 84m2A unit, 32 units were offered and 462 people applied, resulting in a competition rate of 14.44 to 1. For the 59m2 units, 346 people applied for six A-type units, producing a rate of 57.67 to 1, while 77 applicants competed for four B-type units, resulting in a rate of 19.25 to 1.
According to the property sales industry, contracts were signed for most unit sizes, excluding the penthouses offered in a later round. Prices were ₩1.1637 billion for the smallest 36m2 unit, in the ₩2.1 billion range for 59m2 units and around ₩2.7 billion for 84m2 units.
■"Noryangjin New Town could become the next Gangnam"

Most of the agents interviewed that day gave the complex a positive assessment. A licensed real estate agent identified as A, who said he had worked in Dongjak-gu for more than 30 years, said, "The complex's location is really good," adding, "There is even talk among agents that 84m2 units could sell for around ₩3.5 billion when the move-in period arrives."Given that the sale rights for an apartment of this size are priced at around ₩2.7 billion, this would mean a premium of approximately ₩800 million. According to the brokerage industry, many people in their 30s and 40s also applied for units in the complex. In particular, agents said that a large number of newly married couples submitted applications.
Some brokers also said that Noryangjin New Town, where the complex is located, could become an area that follows in the footsteps of Gangnam District once redevelopment is largely complete.Another licensed real estate agent explained, "Aside from Banpo and a few other areas, Gangnam has many old apartment complexes," adding, "But all the complexes in Noryangjin New Town are premium-grade."
The limited number of entertainment establishments near the complex was also cited as an advantage. Agent B, a licensed real estate agent near Acro River Sky, remarked, "If you want fish, go to Noryangjin Market, and if you want meat, go toward Yeongdeungpo Station," adding, "The location is really good."
