Buoyed by the success of 'Seongsu WEST,' which opened last March, Verish has unveiled 'Verish Seongsu EAST' in the same commercial district. The new store is significantly larger and offers expanded functions. RSQUARE supported the entire project, from identifying the location and analyzing the commercial district to proposing properties, negotiating lease terms, and finalizing the contract.
The project's defining feature is that it represents an expansion driven by the successful establishment of an existing store, rather than entry into a new commercial district. RSQUARE carefully reviewed the optimal store size and floor-by-floor usage conditions based on the brand's growth stage and expansion needs before proposing the space.
The newly opened 'Seongsu EAST' is Verish's largest multi-purpose store, occupying a four-story building. Each floor has a distinct function: △ the first floor houses 'Cafe Verish'; △ the second floor is dedicated to 'Apparel'; △ the third floor to 'Underwear'; and △ the fourth floor to the 'Seasonal Campaign Zone.' The store also features dedicated fitting rooms and a one-on-one size consultation area, allowing customers to shop and relax in the same space.
RSQUARE successfully coordinated the space and floor-specific conditions needed to accommodate café, retail, fitting, and campaign functions organically within a single building.
RSQUARE's retail business division is offering a tailored advisory strategy based on each brand's store-opening objectives and growth stage.
When global street-fashion brand A Bathing Ape (BAPE) opened its Dosan flagship store, RSQUARE identified a newly built property that had not yet been publicly listed and negotiated optimal contract terms. It has also completed store-opening projects for Ohouse and RECLOW. In Dosan, the company further demonstrated its ability to design differentiated multi-purpose retail spaces suited to the characteristics of the commercial district by bringing dessert café KURARIE and global footwear brand Dr. Martens into the same building.
The company is also expanding its service offerings by successfully handling lease contracts for specialized-purpose spaces whose location and facility requirements differ significantly from those of ordinary retail stores. These projects include Toxnfill's multi-location expansion in Hongdae, Seongsu-dong, and Daejeon, among other areas; Coupang's urban logistics hub (MFC); and a Kolon Motors vehicle maintenance plant.
Jeong Yun-seon, head of RSQUARE's retail business team, said, "Each brand has distinctly different location and space requirements for its first store, flagship store, and subsequent expansions. We will continue to strengthen our retail advisory capabilities by connecting brands with the optimal commercial districts and spaces that match their growth stages and store-opening objectives."
