More Than 35,000 Housing Units to Hit the Market Nationwide... October Set to Be a Major Month for Presales

[Financial News] More than 35,000 housing units are expected to be offered for general sale nationwide in October, marking the peak of the fall presale season. This is more than four times the figure recorded in the same month last year.
According to RealToday, a real-estate research firm, a total of 44,572 housing units, including rental units but excluding officetels, will be supplied nationwide in October.
Of these, 35,448 units are expected to be offered for general sale. This is about 2.1 times the previous month's 16,698 units and represents an increase of approximately 329% from the 8,263 units recorded in the same month last year.
By region, 21,322 units, or 60.2% of all general-sale units, are concentrated in the capital region. Gyeonggi Province accounted for the largest share, with 15,028 units, or 42.4% of the total, followed by Incheon Metropolitan City with 5,803 units, or 16.4%. Seoul had only 491 units, accounting for 1.39%.
Outside the capital region, 14,126 units are expected to be supplied. The upcoming projects include 3,487 units in Busan, 2,976 in South Chungcheong Province, 2,663 in North Chungcheong Province, 1,963 in South Gyeongsang Province, 1,560 in Gwangju, 673 in Daejeon, 332 in Gangwon State, 314 in Daegu and 158 in Ulsan.
Major presale projects in the capital region include 'Gyeonghuigung EPIT' in Jongno District, Seoul, with 135 units, and 'Junghwa Station Raon Private Centro' in Jungnang District, with 113 units. In Incheon Metropolitan City, 'Gyeyang New Town Kaive Ubora' in Gyeyang District will offer 1,110 units.
In Gyeonggi Province, 'Acmer Dongtan' in Hwaseong City, with 1,808 units, and 'Gyeonggi Gwangju Station Lotte Castle Signature Complex 2' in Gwangju City, with 1,249 units, are preparing for presales.
Outside the capital region, large-scale projects are also set to roll out, including 'IPARK Mudeungsan Sky Foret' in Dong District, Gwangju, with 1,387 units; 'Cheonan-Asan Station Grand City Fill House' in Asan, South Chungcheong Province, with 1,380 units; and 'Hillstate Geoje Signature' in Geoje, South Gyeongsang Province, with 1,963 units. In Yeonje District, Busan, 'Yeonje Gallery Xi' will offer 499 units.
A RealToday official said, "The sharp increase in housing presales this October compared with last year appears to be a base effect stemming from weak sales last October, when supply schedules were moved forward or delayed due to the extended Chuseok holiday. While the significant expansion in supply has broadened the options available to prospective subscribers, the process of distinguishing between more and less attractive projects based on regional supply disparities and price competitiveness is expected to continue."
