"Prime Station Access and Transportation Improvements"... Sales Near Guro Digital Complex, Sangok and Sang-dong Stations Draw Attention

[Financial News] In the second half of this year, transportation-focused complexes offering both easy subway access and promising transportation developments are emerging as a key focus in the Seoul metropolitan area's housing market. The gap in housing prices is becoming increasingly pronounced depending on whether a complex is merely near a station or has prime station access, as well as on expectations for further improvements to the transportation network.
According to actual transaction prices released by the Ministry of Land, Infrastructure and Transport (MOLIT) on the 1st, the 59-square-meter unit at Hillstate New Fore, located directly near Guro Digital Complex Station on Seoul Subway Line 2, sold for KRW 1.38 billion on the 26th floor in August this year, up 18.9% from the same period last year. This significantly exceeded the 8.7% increase in average apartment sale prices in Sillim-dong, Gwanak-gu, during the same period. The rise is viewed as the result of a synergistic effect between the opening of the Sinansan Line, scheduled for 2027, and the complex's prime station-adjacent location. Complexes near Dongtan Station in Gyeonggi Province have also recorded steep price gains, buoyed by expectations that the Great Train eXpress (GTX) and Super Rapid Train (SRT) will stop there, along with the Dongtan–Indeogwon Line, scheduled to open in 2028.
As a result, transportation-focused housing developments in the Seoul metropolitan area that combine convenience with future growth potential are attracting strong interest from prospective buyers.
BYC will offer GD Metro Tower, a residential officetel, for sale in October on the former site of its headquarters in Yeongdeungpo-gu, Seoul. The complex is directly connected to an entrance of Guro Digital Complex Station on Subway Line 2, giving it access to transportation benefits expected from the opening of the Sinansan Line and plans for the GTX-D route. The officetel development being offered consists of 770 units in Building B, with exclusive-use areas ranging from 24 to 53 square meters.
A consortium of GS Engineering & Construction, Hyundai Engineering and Construction, and Kolon Global will offer Sangok Station Xi Hillstate & Haneulchae for sale this month in Sangok-dong, Bupyeong-gu, Incheon. The complex is directly in front of Exits 5 and 6 of Sangok Station on Subway Line 7, placing it in a prime station-area location. Its transportation environment is expected to improve further as construction of the Cheongna Extension Line is underway. Of the 2,706 total households, 1,289 units with exclusive-use areas of 50 to 84 square meters will be offered for general sale.
Ssangyong Engineering & Construction plans to offer Ssangyong The Platinum Hangang for sale in October in Yangseo-myeon, Yangpyeong County, Gyeonggi Province. The complex is located directly near Yangsu Station on the Gyeongui–Jungang Line. Express services make it possible to reach Wangsimni and Cheongnyangni stations in about 30 minutes, and the New Paldang Bridge is scheduled to open in the first half of 2027. The development will have 333 units with exclusive-use areas ranging from 74 to 146 square meters PH.
LOTTE Engineering & Construction is currently selling Sang-dong Station Lotte Castle Signature, located directly in front of Exit 1 of Sang-dong Station on Subway Line 7 in Sang-dong, Bucheon, Gyeonggi Province. The development will comprise 1,859 households with exclusive-use areas ranging from 84 to 192 square meters. The opening of GTX-B at nearby Bucheon Stadium Station is being pursued, with service scheduled to begin in 2031.
